Bousley Rise, Ottershaw, KT16 0LB

This incredible family home provides outstanding and beautifully presented accommodation and amenities in grounds of circa 2.5 acres, located in the highly prestigious Bousley Rise private road, Ottershaw.

Combining modern living with the benefit of a countryside environment this is an opportunity to purchase a phenomenal residence, that offers a rare combination of privacy and tranquillity, while still being in easy reach of schooling, shopping, recreational and transport amenities.

Families will appreciate the array of highly regarded state and private schools in the local and nearby surrounding area, including Ottershaw CofE, Sir William Perkins, Salesian, St.Georges, Heathside and St.John The Baptist, to name a few.

Transport connectivity is outstanding with road users being able to access the M25 at Junction 11 which is a few minutes’ drive away, whilst the mainline stations of both Weybridge and Woking, which has a 23 minute fast train service to London Waterloo, are easily reached.

For those travelling further afield, Heathrow Airport is circa half an hour away, and Gatwick Airport can be reached in under an hour.

When it comes to recreational amenities, the nearby options are vast.

The prestigious Foxhills Golf & Country Club, a private members club renowned for its fantastic facilities, is within easy reach, alongside numerous other highly regarded private and public golf courses.

Should you like to combine a spot of golf with some lunch by a beautiful lake then Silvermere Golf Club is close to hand and for the gym enthusiasts amongst you both David Lloyd Weybridge and Woking are within easy reach as are a number of other excellent gym establishments including Bannantyne, Weybridge.

However, with circa 2.5 acres of grounds, a heated swimming pool and gym all included with this stunning property you also have the wonderful opportunity to exercise and relax, without even leaving home!

In Ottershaw Village there are handy local shops including a Londis mini supermarket and a hair and beauty salon, whilst there is also a Doctors practice and dentist.

Nearby there are several lovely country style pubs in which to enjoy your favourite beverage and a bite to eat.

Venturing slightly further you have great options with Weybridge, West Byfleet and Woking, all of which are vibrant towns each with a vast array of shops, restaurants and entertainment amenities and all being in easy reach from the tranquil environment this wonderful home provides.

On approach to the property there is a substantive and impressive double electric gate through which access is given to the front of the house and to the substantial area of hard standing to the left of the main house and the outbuildings beyond.

The entrance hall of the main house is welcoming and spacious with a beautiful staircase leading to the first floor landing and lovely travertine flooring.

From the hallway you can access the numerous reception areas provided, all of which are perfectly arranged for their intended use.

The kitchen / breakfast room which also has the same beautiful travertine flooring as the entrance hall, is extremely substantial and beautifully appointed with high quality integrated appliances, a superb centre island and double doors that open directly out to the rear terrace.

The views from the kitchen over your grounds are wonderful and the space is flooded with natural light making it a wonderful space not only in which to cook, but to entertain and relax in.

Additionally, there is a separate and very useful utility room with door access directly outside.

The living room has lovely oak flooring, a working fireplace and this is another space where you get to enjoy the fantastic views to the rear of the property.

The living room has double doors opening to a conservatory/garden room style space which is wonderfully bright and has a stunning wood parquet floor.

This space would make, in my opinion, a fantastic art room, music room or library/snug. Another feature of this room is that it also directly overlooks the heated outdoor pool.

At the front of the house there are also two further excellent reception rooms.

One of these is a dedicated media room with a cinema style set up whilst the other is currently arranged as a formal dining room which also has a great wood parquet floor and fireplace.

Moving up to the first floor you arrive at a spacious landing which is a great feature itself and there are several useful storage cupboards here, as well as access to the substantial loft space above.

All the bedrooms in the house are well proportioned with the principal bedroom and second bedroom both having the benefit of ensuite amenities and fitted wardrobes.

The family bathroom is beautifully appointed including a gorgeous standalone bath and double walk-in shower.

It is very much worth noting the house has an excellent “A” rating EPC following investment by the Owners in items such as Solar panels and Solax battery and there is an air source heat pump that serves the swimming pool specifically.

This is all excellent for efficiency and sustainability. Heading back outside it is hard to overstate how great the space on offer is.

There is a fantastic terrace that stretches across the rear of the house, and this can be accessed directly from all the rear reception rooms and the kitchen/breakfast room.

This terrace is a wonderful spot in which to both relax and entertain.

From the terrace you overlook your substantial grounds and can meander to your full-size heated swimming pool which has an outside eating area to one side, beautifully set under a grape vine covered pergola.

You even have your own walnut, apple, chestnut trees and cherry blossom too! It is a wonderfully tranquil and quiet environment where you really do feel like you are on holiday.

I mentioned earlier the outbuildings and one of these is the garage which is a two-storey building and includes a home office, gym and storeroom to the first floor.

If you work from home in any capacity this is an extremely useful amenity.

As you progress further past this building you then will find seven stables so if a horse is something you have or are considering getting you are catered for here, whilst there are further outbuildings including a double covered car port and garden stores.

It really is hard to encompass purely in words how fabulous this home is and a viewing is highly recommended to appreciate it fully.
