Cranford Avenue, Sale, M33 2AU

Cranford Avenue may just be one of Sale's best kept secrets and you're one of the lucky few about to uncover it.

Location is the major mover for a lot of buyers but this one combines location beautifully with the house itself.

We can go from school catchment to extension or transport links to that garden space or even distance to Stanley Square to a proper family kitchen.

Starting with the location though, this really is a highlight reel of M33.

You are sat on a cul-de-sac that is easily walking distance to Sale town centre and Stanley Square and you know what that means!

You've got bars, restaurants, independent shops, cafes and even a cinema on your doorstep.

If a short stroll sounds too much like hard work you could simply hop on the Metrolink at Dane Road and you're one stop away from Sale, five stops from Altrincham and only five stops from Manchester - the magic thing is you are only 30 seconds from the platform if you use the back gate!

Sale is so much more than Stanley Square though and transport links (I've not even mentioned the motorway, canal path or bus routes!) - you've got acres of green spaces to explore with Sale Water Park just down the road or Worthington Park in the other direction also unique spaces like Walton Gardens or a wander down the River Mersey to get coffee along the way.

Now we get to schools, the thing that drives people to Sale, you are less than a mile from some amazing schools such as St Anne's Primary School, Sale Grammar School, Temple Moor Primary and Springfield Primary School to name a few but with the Metrolink being there you could easily get to Stretford Grammar or Altrincham Grammar too!

Like I say though, this isn't all location, location, location, the house itself takes some beating.

A great example of a period terrace with all those features you expect like chimney breast, high ceilings and pictures rails combined beautifully with a generous extension, off road parking and a modern kitchen (with home bar stashed away under the stairs to boot).

This is modern family living at it's finest. You'll access the property off the driveway to the front which is something not many terraces can boast this close to Sale.

Upon entering the home you'll notice the size is so much bigger than you would expect from the outside, you've got a generous hallway with the stairs in front but also access to the two reception rooms.

To the front is the what would have traditionally been the living room with the huge box bay window, this is currently used as a very adult space to escape the madness of the children but also doubles as a home office (not many home offices can say they have their own log burner!).

The versatility of the home shines through right at the beginning as you could keep this room as a home office or adult room, it could become a formal dining room or cinema room, it could even be used a bedroom if you need the space.

The other reception room at the rear would have traditionally been the dining room but is very much the heart of the home now.

You can access the extended kitchen from here, you can get under the stairs for a stiff drink in the bar area or you can even access the garden directly from this living room.

You'll most likely find yourself relaxing here while someone cooks in the kitchen or the kids play in the garden, I imagine this space has seen a party or two in its time as well especially considering the huge kitchen extension is open to it!

Speaking of the extended kitchen, this is not your usual galley kitchen. You have more than enough space for two people to cook, or two people to cook while more people supervise!

It really is an incredibly smart use of the space meaning you then have a great dining space at the end of the kitchen too perfect for family life.

The kids can be doing their homework while you prepare tea.

Upstairs, you've got more of the traditional layout with a large master bedroom across the front of the property with fitted wardrobes, a double bedroom behind with views of the garden and a third bedroom that currently has a double bed squeezed in but is a great single room or large home office.

The vendors have chosen a great modern bathroom suite with modern tiling, yet it's incredibly sympathetic to the era of build and blends seamlessly into the vibes of the house.

The garden could come as a surprise to a lot of people, this isn't your usual courtyard. This is a proper garden, with patio space, grass and shrubbery. There is even enough space for a shed!

In fact there is so much space here I bet you'll end up hosting all the BBQs in the summer, you might even be tempted to fit an office pod at the end of the garden if you work from home (or home gym is you train from home!).

Honestly with over 1000SqFt of space, this house really packs a punch so if you're ready to call it home pick up the phone today and quote GY0737 - Gareth Yates.

FAQs Reason for Selling: Upsizing locally Tenure: Freehold (no ongoing finance commitments) Council Tax Band: B Loft: Boarded with pull down ladder Extension: Completed by a previous owner Vendor's favourite features: "We cannot explain how much we are going to miss the neighbours and other residents on Cranford Ave, honestly if Carlsberg made neighbours it would be these guys!

They have helped us out with so many different things over the years from pet sitting and lending tools!

But on a more practical level we love our house and its going to be difficult to move on and find something even remotely comparable.

The most difficult thing to replicate would be how close we are to the Met.

We can be at Deansgate in 20 minutes (although my personal record is 14 minutes sofa to Deansgate!!)" Note for buyers Remember to follow on Facebook and Instagram on @gysellshomes for all the latest property launches, hint, tips, local insight and general estate agent nonsense.
