A well designed five bedroom Sussex style modern family home in a select close between Lindfield and Haywards Heath, set in south-west facing gardens of just under half an acre.

Description Set within an attractive close of just five houses - including the fine Victorian mansion whose former grounds shape the setting - The Pine is a well presented Sussex style family home offering generous accommodation and a practical layout.

Built in 2001 and owned by our clients since new, it is a thoughtfully designed property, now ready for the next family to place their own stamp on.

With part tile hung brick elevations and classically inspired interior detailing, including dado rails, ceiling roses, coving, and high ceilings, the house has a traditional feel throughout.

Solid floors to both levels add a reassuring sense of quality, and the proportions make for comfortable, versatile living.

The location is ideal for village life, within reach of Lindfield’s historic, tree lined High Street and conveniently placed for the amenities and railway station in Haywards Heath.

The rear of the house enjoys westerly aspects across the townscape, capturing afternoon and evening light.

Beneath an overhung porch, the front door opens to an entrance hall with wooden flooring, stairs to the first floor, and a tiled cloakroom with WC.

Two formal reception rooms lie off the hall, both accessed via glazed double doors to allow natural light to flow.

The dual aspect sitting room features a marble fireplace with coal effect gas fire and opens into a conservatory with tiled floor and doors to the garden.

The formal dining room enjoys garden views and a wooden floor, providing a comfortable setting for everyday dining or entertaining.

A further room on the ground floor currently serves as a study and could equally function as a snug or playroom.

The kitchen and breakfast room offers ample space for a table and is fitted with wood effect units, granite worktops and a range of integrated appliances including a five ring Siemens gas hob and double oven.

Beyond the kitchen, a garden room with views over the garden and French doors to the terrace creates a useful additional living area well suited to family life.

A separate utility room provides space for laundry appliances and internal access to the double garage. The first floor landing includes three storage cupboards.

There are five bedrooms in total, including a principal bedroom suite and a guest suite, both with built in wardrobes and en suite bathrooms.

The remaining three bedrooms are served by a family bathroom; bedroom four also has built in storage.

Outside The property is approached via a gently sloping block paved driveway leading to the double garage and parking area.

The front garden includes an area of lawn and planted beds; a gated side access leads to the south-west facing rear garden.

A paved terrace spans the rear of the house, providing space for outdoor seating and dining, with outside power points.

Beyond lies an expanse of lawn arranged over two levels, bordered by beds planted with shrubs, flowers, and productive raspberry and goji berry bushes.

The lower garden is home to a variety of fruit trees, including six apple, two pear, fig and cherry, giving the garden a pleasant established feel.

The plot is enclosed by a mix of walling, fencing and mature planting, including three characteristic pines that lend the house its name. About 0.46 of an acre in all.
