Retreat Farm Main Street, Oakham, LE15 9AB

What the owner told us... We have absolutely loved living here. It’s been such a perfect family home and we’ll really miss the lifestyle.

It’s so lovely and quiet, and because there’s so much space it’s given us the freedom to spread out and properly enjoy it. Family BBQs, big Christmases, all the best moments have happened here.

We just hope the next owners love it as much as we have. Our Thoughts... Retreat Farm is one of those homes that makes you pause the moment you arrive.

Tucked back behind electric five bar gates in the tiny village of Allexton, it feels peaceful, private, and immediately special.

This is a house that offers space, flexibility, and the kind of lifestyle that’s hard to find. Step inside and the first thing you notice is the sense of height and openness.

The entrance hall is beautifully galleried, with the landing above overlooking the space below, creating a real feeling of light and arrival.

The high ceilings throughout give the house an incredible sense of space, but it never feels cold or cavernous. It feels warm, welcoming, and easy to live in, just with room to breathe.

The main living room is full of character, centred around a striking full height inglenook fireplace with an open fire.

It’s easy to imagine winter evenings in here, the fire going, the house glowing, family gathered together, snuggled in front of a movie. The kitchen is the heart of the home in the truest sense.

With an Aga alongside an additional cooker, plenty of space for dining, and that welcoming farmhouse feel, it’s a room made for everyday life as much as entertaining.

And one of the loveliest, most practical features of the house is how well it works behind the scenes.

The utility room can be accessed both from the kitchen and directly from the entrance hall, which is exactly what you want in a busy family home.

At the entrance hall end, there’s built in storage for coats and shoes, along with a ground floor shower room, perfect after a countryside walk or when guests are staying.

The utility side itself is brilliantly set up, with space for white goods including a washing machine and dryer, built in units for storage, and the airing cupboard neatly tucked away too.

It’s one of those areas that keeps everyday life organised and effortless. From the kitchen, the house flows into the garden facing dining room, where French doors open straight onto the patio.

In the summer, this is where everything happens. BBQs, long evenings outside, children running in and out, and that effortless connection between house and garden that makes a home feel joyful.

There’s also a snug and study space tucked away, currently used as a playroom for the grandchildren. It’s one of those rooms that will become whatever the next owners need.

A home office, a cosy hideaway, a children’s den, or even a quiet hobby room. The flexibility here is brilliant. Upstairs, the space continues.

All four bedrooms in the main house are genuine doubles, which is such a rare luxury.

The principal bedroom feels calm and private, with built in wardrobes and a beautifully appointed ensuite with both a separate bath and shower, giving it that real hotel like comfort.

Bedroom four also benefits from its own built in wardrobe, adding even more practicality.

There’s also a generous family bathroom, filled with natural light thanks to a Velux window overhead, and even the ensuite enjoys the same bright, airy feel.

And then there is the annexe, which adds an entirely different layer to Retreat Farm.

This is not just extra room, it’s a self contained home in its own right, currently rented out and providing an additional income stream.

Whether you’re thinking about multi generational living, guest accommodation, working from home, or simply having options for the future, it’s an incredible asset.

Outside, the garden is exactly what you hope for with a house like this. Enclosed, secure and south facing, with wide lawns and patio areas that feel made for entertaining.

There’s even a gardener’s WC, one of those practical touches that makes summer gatherings and busy family life so much easier. Parking here isn’t an issue either.

There’s space for multiple vehicles on the driveway, along with a spacious garage, all safely tucked behind the gates.

Retreat Farm is the kind of home that gives you space, freedom, privacy, and possibility from day one.

It’s move in ready, full of character, and offers far more than most houses ever could, not just in size, but in lifestyle. And a huge part of that lifestyle is the setting itself.

Retreat Farm sits in one of the East Midlands’ most peaceful locations.

Allexton is a tiny, historic village on the eastern edge of Leicestershire, right on the border with Rutland, and it has a rural charm that’s becoming harder and harder to find.

Quiet lanes, open countryside, and a real sense of space all around you. Despite the calm, you’re never cut off from everyday life.

Uppingham is just a short ten minute drive away for schools, independent cafés, shops, pubs and all the essentials.

It’s a market town with real character and community at its heart, known for its galleries, local events and that wonderful countryside town feel.

Oakham is also close by, offering even more options for shopping and socialising, along with a railway station connecting into Leicester and Peterborough.

Stamford, with its Georgian streets, boutique shops and brilliant restaurants, is also easily accessible for weekend outings or leisurely afternoons wandering.

For families, the schooling options nearby are excellent, with Leighfield Primary School and Uppingham Church of England Primary within easy reach, and Uppingham Community College providing secondary education locally.

And while life here feels wonderfully rural, it remains brilliantly connected.

Major roads such as the A47 link you into the wider region, bringing Leicester, Peterborough and beyond within comfortable reach, making commuting or travel straightforward.

Retreat Farm really does offer the best of both worlds. A serene village setting with countryside charm, alongside practical accessibility and a strong local community.

It’s exactly the kind of place that makes everyday life feel effortless and special. This is a house where life happens properly, and it really is something you need to experience in person.
