Primrose Cottage, High Street, Fordwich, Canterbury, CT2 0DW

Property Reference: 2959978.

Located in the picturesque town of Fordwich (Britain's smallest town) which is less than 10 minutes' drive from Canterbury city centre, this character two-bed Georgian cottage represents a desirable home for a professional couple, friends (two) sharing or a small family.

Located in the High street the property is a few minutes walk from the George and Dragon and also the 'Michelin star' Fordwich Arms restaurant.

The mainline station of 'Sturry' is also a short walk away giving good access to London and the coast.

The cottage retains many of its original period features including fireplaces in living room and bedrooms, sash windows and latched timber doors.

The property has wooden floors throughout with flagstones in the kitchen. There is a 'Rangemaster' 5 ring cooking range which is both gas and electric.

There is also a recently fitted modern gas boiler providing heating via radiators and hot water.

The accommodation comprises a living area accessed by the front door leading to the kitchen/dining area, with access to the stairs to first floor.

There is an additional small utility space behind the kitchen which has been used as an office previously. This leads to the good sized rear garden.

The kitchen comprises a range of storage areas and cupboards, a Belfast sink, low level fridge, small freezer and washing machine. There is a good sized dining table and seating for four.

On the first floor there is a family bathroom with bath/shower, sink and toilet. There is a large master bedroom with a Queen-sized bed, fitted wardrobe and chests of drawers.

A further bedroom also has fitted storage spaces and the option of either a single bed or a desk if used as a study. The property is in a good state of decoration with some charming period features.

There is street parking (no permits required) right outside the property which does not seem to be in demand by other users.
