Property Filter pricing: what each tier really costs with VAT
Declaration of interest
We build Prop AI Deals, a competing product, so read this as a rival’s assessment rather than an independent one. Every factual claim about Property Filter below comes from their own public pages or their public Trustpilot profile, checked 9 September 2026. Everything evaluative is labelled as our view.
Property Filter publishes three tiers, all quoted excluding VAT, with a 20% saving for annual billing. Quoting ex-VAT is normal for B2B software but it does mean the advertised price is not the price that leaves your account. This page reproduces their published figures, adds the VAT arithmetic, and sets out which tier actually fits which kind of investor.

What Property Filter does well
- A genuinely active community — 42 Trustpilot reviews in the last 12 months against a 4.9 score is unusually strong engagement for the sector.
- Direct-to-vendor letter campaigns are built in, so off-market outreach does not need a second tool.
- Weekly live calls and structured training, which suits investors who want accountability alongside software.
- Transparent published pricing with a clear per-tier limit table — rarer in this market than it should be.
Where it may not fit (our view)
- The entry tier caps you at 10 postcode searches and 20 saved properties, which is tight if you source across several regions.
- Pricing starts at £100 per month excluding VAT, so the real entry cost is £120 per month — above most data-first tools.
- The proposition is weighted towards community and training. If you already know your strategy and only want the analysis, you are paying for the parts you will not use.

Unless a row names a plan, the PAID column describes Pro (£59 per month, 7-day free trial). Starter is £29 per month with no trial and capped analysis; Max is £99 per month and adds a white-label storefront. We are not VAT-registered, so no VAT is added to our prices. Verdict (our view)
Property Filter’s pricing is transparent in structure and honest about its limits — the per-tier caps are published plainly, which is more than several competitors manage.
Our view is that the entry tier is priced as a full product but scoped as a trial. Ten postcode searches is one region. If you are sourcing across the North West and Yorkshire, you are on Investor from month one, and the real comparison is £180 per month with VAT, not the £100 headline.
Against that, our Pro plan is £59 a month and Starter is £29, and we do not cap postcode coverage on any tier. That is the case we would make — but it is a different product, and if you need the letter campaigns, the price gap is not the deciding factor.
Frequently asked questions
What is the cheapest way to get Property Filter?
Annual billing on Explorer, published at £80 per month against £100 monthly — a 20% saving, or £96 per month with VAT. You commit for a year to get it, so use the 8-day free trial first.
Do Property Filter prices include VAT?
No. All three tiers are published as "+VAT". At the current 20% rate, Explorer is £120, Investor £180 and Deal Maker £300 per month. If you are VAT-registered you will reclaim it; if you are not, that is a real 20% on top.
Is there a Property Filter free trial and can I cancel?
They publish an 8-day free trial on all memberships, with "No contract. Cancel anytime."
Which Property Filter tier should I choose?
Our view: Explorer is a learning tier — 10 postcode searches and 1 letter campaign will not sustain active sourcing. Investor at £180 with VAT is the realistic working tier. Deal Maker at £300 only pays back if you are running unlimited letter campaigns.
Judge it on a real deal
The honest test is not a feature table, it is a property you are actually considering. Run one through PAID and see whether the verdict matches your own. From £29 per month on Starter; Pro is £59 per month with a 7-day free trial.
