Situated on the highly sought-after Wanstead Flats side of Forest Gate, this characterful home has recently benefited from significant external refurbishment, including a new roof and re-rendered façade, while internally it presents a blank canvas for a purchaser to modernise, personalise and potentially reconfigure.

With a large private rear garden, chain-free status and vacant possession, this is a rare opportunity to secure a period property in one of East London’s most desirable residential pockets.

Property Highlights: • Spacious Victorian two bedroom flat • Located on the highly desirable Wanstead Flats side of Forest Gate • Recently refurbished externally including new roof and fresh render • Offered chain free with vacant possession • Excellent opportunity to add value through cosmetic improvement • Blank canvas interior with scope to reconfigure the layout • Exceptionally large reception room with superb proportions • Potential to create a large open-plan kitchen/living space (STPP) • Two well-proportioned bedrooms • Large private rear garden, rare for a flat in the area • Period charm with classic Victorian proportions • Ideal for first-time buyers, owner-occupiers or investors Accommodation The property is accessed via its own private entrance, opening into a welcoming hallway that provides a clear sense of the scale and potential throughout the flat.

As with many Victorian conversions in this area, ceiling heights are generous, and rooms are well proportioned, offering excellent flexibility for future improvement.

To the front of the property sits the exceptionally spacious reception room, which is a standout feature of the home.

Flooded with natural light, this room offers ample space for both living and dining arrangements and would easily accommodate an open-plan kitchen setup should a buyer wish to relocate the kitchen here.

Its size and layout make it ideal for entertaining, relaxing, or modern open-plan living. Positioned toward the rear of the property is the existing kitchen and a smaller second bedroom.

This area presents one of the most exciting opportunities within the flat, as there is clear potential to combine the kitchen and rear bedroom to create a larger, more contemporary kitchen/dining space, subject to the necessary consents.

This reconfiguration would significantly enhance the flow and functionality of the home.

The principal bedroom is a well-proportioned double, offering ample space for wardrobes and additional furniture, while maintaining a calm and private outlook.

The bathroom is functional but would benefit from cosmetic updating, offering further scope to add value and tailor the space to personal taste.

Throughout the flat, the layout, proportions and light provide an excellent foundation for refurbishment, allowing a purchaser to create a bespoke home while retaining the charm of the Victorian architecture.

Outdoor Space One of the standout features of this property is the large private rear garden, a rare and highly sought-after benefit for a Victorian flat in this location.

The garden offers excellent space for outdoor dining, gardening, entertaining or family use, and provides a peaceful retreat away from the bustle of city life.

With the right landscaping, this could become a truly special outdoor space, perfectly complementing the generous internal accommodation.
