Southampton Road, Hampshire

A charming Grade II listed former lodge to Boldre Grange, set in approximately three quarters of an acre of delightful gardens and light woodland, in a lovely location close to the New Forest, between Lymington and Brockenhurst.

Coming to the market for the first time in over sixty years, West Lodge has been a much loved family home and offers a rare opportunity to acquire a property of considerable character and history.

Believed to date from the late nineteenth century and designed by the renowned architect Richard Norman Shaw, the house retains much of its original charm, with spacious and versatile accommodation comprising four bedrooms, three reception rooms and two bathrooms.

Whilst lovingly maintained over the years, the property now offers scope for some updating and improvement, providing an opportunity for a new owner to make it their own.

The front door opens into a lovely entrance hall with a staircase rising to the first floor and a downstairs cloakroom.

The living room is a particularly attractive room, enjoying a double aspect with French doors overlooking and opening onto the garden. An open fireplace provides a focal point to the room.

The separate dining room also benefits from a double aspect.

The breakfast room provides a further reception area and leads through to the utility room, which has laundry facilities and a door to a shower.

The kitchen opens off the breakfast room and is fitted with a range of wooden cabinets with space for appliances, together with a door leading out to the garden.

Upstairs, there are four characterful bedrooms, each with its own appeal.

Bedroom one benefits from a large en suite bathroom with a separate shower, whilst the remaining three bedrooms are served by the family bathroom.

Outside; West Lodge stands within delightful grounds extending to approximately three quarters of an acre, which are a particularly appealing feature of the property.

To the rear of the house is a lovely established garden, principally laid to lawn and surrounded by an abundance of mature shrubs, providing an attractive setting for the house.

Beyond the more formal garden, the grounds extend into an area of light woodland, adding to the character and appeal of this unusual property.

There is a detached garage together with a further garage/store, both with parking to the front. Mains gas is connected. Private drainage is installed, although the system will require updating.

West Lodge occupies a lovely rural position in the Boldre area, between the Georgian market town of Lymington and the New Forest village of Brockenhurst.

The surrounding countryside offers excellent opportunities for walking, cycling and riding, whilst the Solent coastline, with its sailing and boating facilities, is also within easy reach.

The nearby villages of Boldre and Pilley offer local amenities, including a village shop, public houses and a primary school.

Lymington provides a comprehensive range of shops, supermarkets, restaurants and cafés, together with its picturesque quay, marinas and popular Saturday market.

Brockenhurst has a mainline railway station with direct services to London Waterloo, taking approximately an hour and a half on the faster trains, as well as connections to Southampton and Bournemouth.

The A337 provides access to Lymington and Brockenhurst, with onward connections to the M27 and M3 motorway networks.

Southampton and Bournemouth airports are also accessible, whilst regular ferry services operate from Lymington to the Isle of Wight.
