Dunlop Avenue, Lenton, NG7 2BW

An excellent investment opportunity to acquire a substantial seven-bedroom HMO in the heart of Lenton, one of Nottingham's most sought-after student locations.

Ideally positioned within easy reach of the University of Nottingham, Nottingham Trent University, the QMC, excellent transport links and a wide range of shops, bars and restaurants in the vicinity, this is a proven student investment with an established letting history.

The property has been successfully rented to students for many years, with over 10 years of tenancy agreements available.

It is currently fully let to seven students, in total paying £1,071 per week (£4,641 pcm) inclusive of bills, with approximately £30 per person per week apportioned towards utility costs.

The property is managed by Tomlinson Estates.

The accommodation briefly comprises two ground floor bedrooms, a spacious living room, a generous kitchen/diner/living area with access to the rear patio, and access to the basement.

The first floor offers three further bedrooms, a large bathroom with a bath and a shower, and a separate WC, while the second floor provides two additional bedrooms and a shower room.

Every bedroom benefits from its own wash hand basin, making the property highly practical and attractive to student tenants.

The current HMO licence was renewed in 2023 and is valid until 2028, and a new boiler was installed in 2026, offering peace of mind for years to come.

An application for a Certificate of Lawful Existing Use or Development (CLEUD) confirming the property's lawful Sui Generis HMO use has been submitted.

This is a rare opportunity to purchase a well-established, fully occupied investment property in one of Nottingham's strongest student rental markets, with a long-standing history of consistent occupancy and excellent management already in place.
