EPC F Newport Terrace is a substantial and highly individual period property offering approximately 1,586 sq ft (147.3 sq m) of accommodation arranged over three floors.

The property occupies an elevated position and enjoys attractive views towards the surrounding countryside, while retaining a wealth of traditional character throughout.

Requiring a programme of modernisation and refurbishment, the property offers an excellent opportunity for purchasers seeking a home with genuine scope for improvement and the ability to create a property tailored to their own requirements.

The accommodation is particularly spacious and versatile, with the ground floor comprising an entrance area, a comfortable living room, and a separate dining room.

The two reception rooms provide generous spaces for both everyday family life and entertaining, with good natural light and plenty of potential to introduce a more contemporary finish whilst retaining the character of the original property.

The separate kitchen is positioned towards the rear and provides access to the outside areas.

Stairs rise to the first floor where there are three great sized double bedrooms together with a family bathroom.

The principal bedroom is particularly impressive in size, providing ample space for a range of bedroom furniture also benefiting two windows to the front elevation flooding this room with natural light.

The second and third bedrooms are also impressive in size and are both located to the rear of the property.

The family bathroom is also generous and offers considerable scope for updating and reconfiguration if desired.

The third floor provides two further rooms, currently shown on the floor plan as Loft Room 1 and Loft Room 2.

These areas add considerable versatility to the property and could potentially provide additional bedrooms, offices, hobby rooms, studio space or storage, subject to the necessary building regulation requirements.

The arrangement makes the property particularly appealing to buyers looking for flexible accommodation and the opportunity to adapt the layout to suit changing needs.

Outside, the property benefits from established gardens with a mature and informal character.

Traditional stone boundary walls provide an attractive sense of enclosure, while a variety of mature trees, shrubs, hedging and climbing plants create a private and leafy setting.

There are several areas within the garden offering potential for seating, entertaining and landscaping, with scope for a purchaser to introduce their own design and make the most of the elevated position.

A particularly attractive feature is the far-reaching outlook from the rear garden, with views extending across neighbouring rooftops and towards the surrounding countryside and Millbrook lake.

The elevated setting gives the property a pleasant sense of space and provides an appealing backdrop that could be further enhanced through sympathetic landscaping and clearance of some of the more established areas.

The property also benefits from a range of useful outbuildings, workshop and ancillary structures.

These provide valuable storage and may offer scope for alternative uses or improvement, subject to renovation.

The rear of the property has a more rustic and traditional character, with a mixture of stone walls, older buildings and established planting that could provide an interesting basis for future landscaping or redevelopment.

Internally, the property retains a number of features associated with its period, while the existing accommodation provides a blank canvas for refurbishment.

There is clear potential to upgrade the kitchen and bathroom facilities, redecorate throughout, improve flooring and finishes, and generally bring the property up to a modern standard.

The generous room sizes and flexible arrangement mean there is also potential to reconsider the configuration of the accommodation.

From an investment or project perspective, Newport Terrace offers an interesting combination of size, character, outside space and views, with the benefit of an existing substantial footprint rather than requiring a property to be extended simply to create generous accommodation.

The upper-floor rooms provide additional flexibility, whilst the gardens and outbuildings offer further potential rarely found with properties of this type.

In summary, Newport Terrace is a substantial period home requiring modernisation, offering generous accommodation, three principal bedrooms, two additional loft rooms, two reception rooms, kitchen and bathroom facilities, together with established walled gardens, useful outbuildings and attractive countryside views.

Whilst the property would benefit from investment and improvement, it offers considerable scope for someone looking for a characterful home with the opportunity to create something genuinely individual.
