Bromsash House, Bromsash, Ross-on-wye, HR9 7PL

Opportunities like Bromsash House do not come around often. In fact, this property has not been on the open market since the 1920s and has been owned by the current family for over 50 years.

Set within 8 acres of south Herefordshire countryside, three miles from the market town of Ross-on-Wye, this is a Georgian country house in the fullest sense - a principal residence, two self-contained annexes, a Coach House with significant potential, stables and paddocks and ancient grounds that have been tended and evolved for over a century.

The principal residence dates to circa 1780 and has been beautifully maintained and improved over the years.

Five double bedrooms, four bathrooms, generous interconnecting reception rooms, a renovated kitchen of exceptional quality, and a cellar with real potential as a games room, cinema or wine store.

Some of the fireplaces and doors were salvaged from 84 Charing Cross Road - the London bookshop made famous by the 1987 film of the same name. They found a fittingly characterful home.

Attached to either side of the main house are two original single-storey annexes, each self-contained with a double bedroom, bathroom and open plan living and kitchen.

One enjoys a private enclosed courtyard with hot tub included in the sale.

Both offer a straightforward opportunity for holiday letting income within the Wye Valley National Landscape or staff accommodation.

The Coach House is approached via its own separate entrance and is believed in part to date to the 14th or 15th century.

The first floor has already been converted to a high standard, providing three bedrooms.

The ground floor - proposed as an open plan kitchen and dining room, sitting room, bedroom and ground floor en-suite, with first fix plumbing and electrical installation already completed - is ready for a buyer to complete and make their own.

Once finished, it is a substantial four-bedroom home entirely independent of the main house, included in the guide price of £2.35m or available to exclude by negotiation.

The grounds were designed by Florence Tytler, who lived here with her husband Sir Harry Tytler in the early 1900s and was born during the Siege of Lucknow.

They contain over 200 mature trees of different varieties, an ancient orchard, and a rose walk that has witnessed a wedding. Richard St.

Barbe Baker - founder of Men of the Trees - visited and named it among his favourite gardens. The gardener has tended the grounds for over 50 years while the property has been owned by one family.

Bromsash sits on the Herefordshire and Gloucestershire border, within the Wye Valley National Landscape. Ross-on-Wye is three miles west, Monmouth eleven miles south.

Road connections place London within approximately 2 hours 15 minutes, with Gloucester station - just 12 miles away - offering direct services into London Paddington in just over 2 hours.

Cheltenham, Bath, Bristol, Cardiff and Birmingham are all within comfortable driving distance. Furniture, fixtures and fittings are available by separate negotiation.

Nb: The Coach House floor plan indicates the current proposed layout and could be remodelled to suit the buyer's requirements.

Tenure: Freehold local authority: Herefordshire Council guide price: £2,350,000 (including Coach House)
