12, Read Place, Bicester, OX25 2BH

Welcome Welcome to Read Place - a striking contemporary home where architecture, craftsmanship and technology come together to create something genuinely distinctive. This is not a standard new-build.

It is a privately designed, highly specified smart home with bespoke joinery, wellness spaces, solar technology and architectural detailing throughout.

From the moment you arrive, the property makes a confident first impression.

The bold black exterior cladding, landscaped frontage and oversized pivot entrance door set the tone for a home that has been designed with individuality and built with exceptional attention to detail.

Set within an exclusive collection of bespoke homes, Read Place offers a rare balance of contemporary design, practical family living and beautifully considered specification.

Step inside and the sense of space is immediate. Heated floor tiles run through the entrance and into the heart of the home, creating a seamless and refined flow.

A bespoke built-in hallway seat, perfectly positioned for everyday family life, sits beside discreet storage for coats and shoes - a small but thoughtful detail that reflects the way the whole house has been designed.

Throughout the property, bespoke cabinetry, wardrobes, panelling, doors and fitted furniture by End Grain bring warmth, texture and craftsmanship to the clean architectural lines.

The result is a home that feels both highly designed and very liveable.

Lighting has been carefully planned throughout, with a sculptural cast-concrete pendant creating a dramatic focal point and concealed mood lighting allowing each space to shift effortlessly from bright, practical family living to relaxed evening entertaining.

To the front of the house, a versatile office provides a calm and light-filled space for working from home.

It could equally serve as a playroom, guest room or fifth bedroom, adapting easily as family needs evolve.

Ground-Floor Shower Room The ground-floor shower room has the feel of a boutique hotel spa, finished with Italian Stonecrete tiles, underfloor heating and premium fittings.

A ceiling-mounted rainfall shower by Antonio Lupi, Gessi 316 stainless steel basin, floating WC and bespoke End Grain mirrored vanity combine to create a room that is elegant, practical and beautifully detailed - ideal for guests, family life or post-gym use.

The Heart of the Home The open-plan kitchen, dining and living space is the centrepiece of the house.

A soaring vaulted ceiling rises above the bespoke open-tread staircase and glass balustrade, creating one of the property’s defining architectural moments.

The kitchen itself is sleek, calm and highly functional, with handleless cabinetry, Corian worktops and a full suite of Siemens Studio Line appliances, including twin steam ovens, an integrated fridge freezer and wine cooler.

A Quooker hot and filtered water tap adds further everyday convenience, while the generous layout makes the kitchen equally suited to relaxed family mornings, informal suppers and larger gatherings with friends.

The dining area sits beside expansive glazing overlooking the rear garden, drawing in natural light and creating a strong connection with the outside space.

Beyond this, the living area opens directly onto the covered veranda through sliding glazed doors, extending the sense of space and allowing the house to flow naturally from indoors to outdoors.

This is the heart of the home in every sense - dramatic enough for entertaining, but designed to work beautifully for everyday family life.

Bedrooms and Bathrooms The principal suite has been designed as a calm private retreat.

Bespoke End Grain wardrobes create a refined dressing area with generous storage, while sliding glazed doors open onto a private covered balcony - a quiet place for morning coffee or a moment of calm at the end of the day.

The en suite continues the contemporary, spa-like feel, with a walk-in glazed shower, bold black fittings, heated tiled floor, heated towel rail and a sculptural concrete basin set on a bespoke vanity.

The second and third bedrooms are both well proportioned and include fitted wardrobes. The family bathroom has been finished with the same care and attention.

It features a Corian bath with ceiling-mounted shower fittings above, heated flooring, heated towel rail, matte-finish WC and basin, and bespoke vanity storage.

On the top floor, the house offers a further flexible space currently arranged as a fully equipped home gym.

With generous eaves storage and sliding glazed doors opening onto a private roof terrace, it could equally serve as a fourth bedroom, studio, wellness space or private retreat.

Whether used for exercise, work, guests or relaxation, this floor adds another layer of versatility to the home.

Garden and Outdoor Living The rear garden has been designed as a natural extension of the living space.

A covered veranda creates a sheltered outdoor area for year-round use - ideal for barbecues, evening drinks or relaxed weekends with family and friends.

It gives the house an easy indoor-outdoor rhythm and makes the garden feel connected to daily life, rather than separate from it.

Beyond the veranda, the garden opens into a private wellness area with a hot tub and timber sauna, creating a true spa-at-home experience.

It is a space made for unwinding at the end of the day, entertaining in summer or enjoying quiet moments throughout the year.

A paved patio wraps around the lawn, with mature planting and fencing providing privacy. The result is an outdoor space that feels secluded, practical and beautifully suited to modern family living.
