Hill Farm Lane, Drinkstone, Bury St Edmunds, IP30 9SY

THE PROPERTY Burts Farm is a 16th Century Grade II Listed farmhouse, with later additions, located in a delightful location on high ground in the village of Drinkstone in mid Suffolk.

The house is substantial, with a gross internal area of 4488 square foot including four large bedrooms on the first floor accessed via two staircases.

There are three good sized reception rooms on the ground floor as well as two conservatories, a breakfast room and a kitchen/dining room.

A cellar lies beneath the front of the house and there is a large second floor attic room which has north and south facing windows.

Original features are prevalent including oak doors, studwork, ceiling beams, an inglenook fireplace, some impressive oak floorboards and staircases, lead windows and wooden sash windows.

The property requires modernisation but appears dry and habitable.

GROUNDS AND OUTBUILDINGS The house is nicely sited within two acres of immediate gardens which are entirely private and extremely pleasant, thanks to a variety of well established exotic trees.

As well as a gated and walled front drive with parking for numerous cars, the grounds feature several areas of lawn, west and south facing patios and a summer house.

Two large ponds lie on the west and northern elevations, suggesting that the property was once moated.

A second driveway on the southern elevation accesses a rear parking area, two garage buildings, a potting shed, an office, a storeroom and a garden room.

ADDITIONAL LAND (STSN) A further 10.72 acres of adjacent arable land is available subject to separate negotiation.

The available land is divided into two fields off the western boundary and is available at a price of £15,000.00 per acre subject to contract.

A footpath crosses one of the fields and runs along the northern boundary of the other.
