23, Tawny Grove, Alton, GU34 5DU

The Best Thing About This Spacious Family Home Isn't On The Floorplan. Kids can safely play in the play park at the end of the cul-de-sac and steam trains pass by on the Watercress Line.

It’s move-in-ready, with four proper double bedrooms in an elevated position with a delightful secluded south-west facing garden to enjoy all year round.

Tawny Grove is the kind of place where you notice the quiet first.

No traffic cutting through, just children playing and the distant sound of a steam train “chuff-chuffing” by, if you're lucky with the timing.

Inside, No23 is welcoming, well looked after and - thanks to some smart work by the current owners - bigger and more open than you might expect.

The kitchen-diner is where this house really comes into its own.

There is underfloor heating throughout the hall, kitchen, conservatory and dining areas The current owners knocked a wall back in 2017 to create a proper open space, with a Rangemaster cooker, loads of worktop space with enough room for everyone to cook, eat and spill into conversation without anyone feeling squeezed out.

The dining room flows naturally from the kitchen area and beyond that the conservatory catches the afternoon light and opens straight out to the garden.

It's the kind of layout where Sunday lunch starts in the kitchen and somehow ends up lasting all afternoon.

The sitting room at the front is a different kind of space - oak flooring, a gas fire and a room that's genuinely quiet. Somewhere to actually switch off at the end of a busy day.

There's a utility room and a ground floor WC too, and the integral garage keeps the boiler, washing machine and tumble dryer neatly out of the way.

There are four proper double bedrooms upstairs, all with built-in wardrobes and two bathrooms (family bathroom with underfloor heating), including an en-suite to the main bedroom.

The south-west facing garden has been lovingly landscaped, with a tiered patio for sitting out, a good stretch of lawn and new fencing all round.

There’s side access too, which makes things easier on bin day or when cutting the lawn. Parking at the front handles four cars comfortably, with visitor parking in the close as well.

Tawny Grove is a family-friendly close dating back to the 1990’s. That means no “fleecehold” management charges.

It also means many of the neighbours have been there long enough to get to know each other and have an active WhatsApp group, curry nights at the local and the kind of instinct to show up with meals when someone needs it.

Four Marks is a popular village where the strong community feel continues.

The local Co-op, Tesco Express, Loaf café, Triple fff brewery and the Naked Grape wine bar are a short walk or a two-minute drive. The 64 bus into Winchester and Alton stops within walking distance.

Alton station is only around ten minutes in the car, with direct trains into London Waterloo taking just over an hour.

If you have young children, you’re in the catchment area for Four Marks Primary and Medstead Primary (both C of E), along with the sought after Perins School in Alresford - with a free school bus pass available.

A spacious family home with four double bedrooms and a south-west facing garden, in a cul-de-sac where children can safely play out and a community that actually looks out for each other.

That combination is rarer than it sounds, and this one is ready to move straight into. Get in touch to arrange a viewing - we're expecting plenty of interest and would hate for you to miss out.
