166, Choumert Road, Peckham Rye, SE15 4AB

Immaculate three double bedroom red-brick mid-terrace with ground floor extension and extras, and a classy and entertaining-friendly garden.

You will find your new house on one of Peckham Rye’s most oft-requested, tree-lined residential streets. More good news? Pleasingly, the sellers have already lined up their chain free onward purchase.

You are just a few minutes from Peckham Rye Station (Zone 2, regular and Windrush line services), Warwick Gardens and Bellenden Road. Kids, or they are on the horizon?

The Villa Nursery (and Pre-Prep.) is a short walk, and The Belham, Bellenden and The Charter School East Dulwich are your local popular primary and secondary schools.

Choumert Road intersects Bellenden Road. Hyper-locally, it’s known as the Champs-Élysées of SE15!

Your new house is on the upper (gentle) slope, giving you easy walking access to Camberwell and East Dulwich’s town centres, too. Permit-parking is available for residents, on-street.

A neat, walled and gated front garden sets you back from the pavement. In your front door and high ceilings and cool and calm designer paint hues impress from the off.

To your right you have your formal double-reception, extending over 26 feet. Stripped boards are underfoot.

Your front room has a welcome square bay, wood-burner (with marble surround), fitted custom-made alcove storage, and ornate coving and rose detail.

Your second reception (a flexible space which is currently a home office) has more alcove storage plus an opened-up fireplace. Which is the perfect spot for storing logs.

You can access your beautiful back room from here or via the hall. Accessing it via the hall you’ll note a handy w.c. To your left.

Accessing from reception two, an independent (plumbed) utility is a wonderful welcome feature. Your kitchen/dining room is a timeless affair.

We love the marble worktops/splashbacks and the herringbone floors particularly. High-end appliances are inbuilt (and included in the sale).

Your natural dining area – with built-in banquette seating complete with storage and bespoke cushions – enjoys glazing above, and onto the garden (it is also a joy to look into the house from the garden).

The courtyard-style garden is a good size, part-walled, well-stocked and low maintenance. Enjoy lashings of afternoon sun out here.

Upstairs and the just so, attractive and sensitive design treatment continues. Your back bedroom is graced with designer wallpaper and has built-in closets and a pale carpet to the floor.

Next door is the property’s windowed bathroom. This has traditional-style sanitaryware and fittings and more glorious marble. An over-bath shower keeps washing options open.

As throughout the house, choices and finishes are flawless. From the main landing you have a smart (carpeted) double bedroom to your left.

This is over 11 feet by over 9 feet, in blue and green (which we think should always be seen!), with a built-in T&G alcove wardrobe, and alcove shelving aside your window as well.

An original linen closet graces the landing, then you have your principal bedroom across the front of the house. This is over 15 feet by over 14 feet. A bank of built-in wardrobes takes a whole wall.

A second (square) bay window rests above your front reception bay. Close to three Fare Zone 2 stations, you are also well-served by buses into Central London.

You are also mere minutes from some of the most (and quite rightly!) lauded restaurants south of the river! We particularly rate Artusi, The Begging Bowl and Ganapati.

For drinks, The Sourcing Table, The Montpelier and The Victoria Inn are very local and popular. For casual family meals out, there is a new pizza place on Bellenden: Pizza Nerds.

Other local streets Blenheim Grove, Choumert Road (the lower section) and Rye Lane provide plenty of additional options (and don’t miss The Bussey Building & Copeland Park complex, Peckham Levels, and Peckham Plex Cinema; all just off Rye Lane), including Levan/Bar Levan, Lau Rai, Il Giardino and Hausu.

Independent shopping is easy round your way!

On Grove Vale, and East Dulwich’s Lordship Lane (on the latter we particularly like smbs Foods, Brothers, William Rose, Mons, Moxon’s and The Cheese Block), where you'll also find a Picturehouse cinema.

Top shops on Bellenden Road include Flock & Herd (butcher), Life of Fish (fishmonger), The General Store, and Review book store.

For more options, Camberwell, Herne Hill, Brixton and Dulwich Village are all easily reached. Local green spaces?

Beyond Warwick Gardens, you have Lettsom Gardens, Goose Green, Peckham Rye Park and Common (Grade II listed and with Green Flag status) and Ruskin Park.
