WELCOME TO HULLEY ROAD, MACCLESFIELD A charming and characterful two bedroom, three storey cottage enjoying a delightful position approximately one mile from the heart of Macclesfield.

Perfectly placed for countryside walks and the scenic Macclesfield Canal, this cute and quirky home offers a wonderful opportunity for buyers seeking something a little different, and has the opportunity to redecorate, modernise and personalise to your own style and taste.

Full of personality and arranged over three levels, the property blends traditional cottage appeal with practical modern comforts including UPVC double glazing and gas central heating.

While some updating and cosmetic enhancement would further unlock its potential, the foundations are here for a truly special home - whether as a first time purchase, downsizer’s retreat, or investment opportunity.

CHARACTERFUL LIVING WITH A UNIQUE TWIST The welcoming through lounge and dining area forms the heart of the home - an inviting space ideal for relaxing or entertaining.

A striking decorative cast iron spiral staircase rises gracefully through the property, connecting all three floors and adding a distinctive architectural feature.

The lower ground level reveals the kitchen and a generously proportioned bathroom, offering practical separation from the main living space.

Upstairs, two well sized bedrooms provide comfortable accommodation, with the principal bedroom enjoying a particularly pleasant outlook to the front - a lovely spot to begin and end each day.

WELL POSITIONED FOR TOWN & COUNTRY The cottage is ideally located for those who value both convenience and outdoor lifestyle.

With easy access towards Tytherington and AstraZeneca, as well as routes leading east towards Disley, Whaley Bridge and Buxton, the setting is both accessible and appealing.

Nearby Higher Hurdsfield amenities are close at hand, local pubs, post office etc, while the surrounding countryside and canal towpaths provide endless opportunities for walking, cycling and enjoying the fresh Cheshire air.

POSSIBLE OUTSIDE SPACE & PRACTICAL FEATURES To the rear, a paved communal courtyard offers outdoor space with a traditional feel.

We are advised there is a stone outbuilding providing useful storage within the shared yard to the right hand side, along with additional communal access to the left.

The area to the front of the property is understood to offer potential off road parking, though buyers should seek confirmation via their solicitor on all outside areas as they are not highlighted on the Title Plan.

A viewing is highly recommended to appreciate the charm, setting and potential to improve, that this delightful cottage presents.
