Westfield, Crieff, PH7 3RB

An impressive turn-key home with breathtaking views Description Westfield was constructed in 2008 and was designed by Denholm Partnership Architects; a well-established local firm of architects with a reputation for re-interpreting traditional Scottish architecture and creating light, modern homes that sit comfortably in a rural setting.

Westfield is a great example with its mixture stone, timber and rendered walls beneath a slate roof with dormer windows and gables of varying sizes. Internally the property is beautifully presented.

Light streams through the house at all times of day and the hall, kitchen, dining room and sun room all have walls of glazing framing a glorious view across miles of countryside to the distant hills.

The drawing room faces east and has a fireplace as its focal point creating a warmer atmosphere. It is a great room for entertaining.

The dining kitchen spans the width of the house and has a kitchen island as well as space for a large dining table.

A veranda outside the reception hall links the kitchen and the dining room whilst the sun room has its own terrace so there is no shortage of places to sit and enjoy the view from Westfield.

At the north end of the house is a utility room, pantry and a bedroom/office (with ensuite bathroom) and access to the garden.

The main stair leads to a galleried landing which is set up as an informal sitting area.

From here there is access to the main bedroom which has a large ensuite bathroom with separate shower and two dressing rooms. Two further double bedrooms on this landing share a shower room.

In the back hall, (beside the kitchen) a secondary stair leads up to a double bedroom and bathroom, which is ideal for guests. Garden Westfield is situated in about 1.15 acres of landscaped garden.

To the front of the house is an expansive gravel driveway and a parking area edged in neat grass which is planted with trees and shrubs designed to provide interest and privacy.

At the back of the house, the south facing lawn stretches down to the surrounding fields.

As well as two pretty verandas on the west side of the house there is a sunny terrace beside the summerhouse and a hidden gravel garden which provides another sheltered and peaceful spot to sit out.

Beside the garage the working area of the garden has been sectioned off and here there are raised beds, a greenhouse and a tool shed.

The garden also includes a small orchard with a variety of fruit trees. Garage The garage has space for three cars.

It also has a shower room and a versatile first floor that could be adapted for a variety of requirements such as an office, studio, gym, annexe or guest accommodation.

Pool House A timber chalet was specially commissioned to house the hydrotherapy pool (imported from America). It has been positioned to make the best of the views .

The pool house is set up with air conditioning, and is ideal for use all year round.

Summer House A pretty curved pathway leads to the summer house which is positioned at the foot of the garden where it perfectly captures the evening light.

Built to a similar standard to the main house, it is well insulated and has a slate roof and overhanging eves. It is a lovely spot for barbeques and sundowners on summer evenings.
