Rosewarne, Old Church Road, Falmouth, TR11 5HU

An expansive coastal residence set within 2.05 acres of beautifully private, level grounds, enjoying sea views and an enviable position on one of South Cornwall’s most coveted roads.

Description Rosewarne is an impressive detached family residence, beautifully refurbished and extended by the current owners to create exceptional, generously proportioned accommodation.

Set within attractive, level landscaped gardens, the property enjoys far-reaching views across Falmouth Bay and is conveniently located close to the Helford River.

Extensively remodelled in 2006 and thought to date back to the early 20th Century, Rosewarne combines the character and charm of a period home with thoughtfully designed contemporary enhancements.

Cad Architects of Truro designed and implemented the comprehensive programme of restoration and improvement, including the installation of a new roof, replacement windows and doors throughout, a striking wraparound veranda, and a substantial extension providing an office or games room and two additional bedrooms.

During the programme, new electrical, heating, water and drainage systems were installed.

A substantial double garage with a gym/studio above was also constructed, while the gardens were professionally landscaped to complement the house, views and surroundings.

The interior is finished to an exceptional standard.

An oak front door opens into a welcoming entrance vestibule with a glazed roof and slate flooring, leading through to an impressive galleried reception hall.

A beautifully crafted oak staircase rises to the first floor, creating a striking focal point within the home. The reception rooms are designed to maximise the stunning coastal outlook.

Both the sitting room, dining room and kitchen feature solid oak flooring and enjoy wonderful views across Falmouth Bay to Pendennis Point and St Mawes.

The dining room benefits from direct access to the gardens via double doors and retains attractive period details.

The sitting room also opens onto the Veranda through double doors and centres around an attractive fireplace, creating a warm and inviting living space.

It connects seamlessly to the dining room and onward to the impressive kitchen designed and installed by local firm Winfrey Kitchens.

This superb room also enjoys access to the Veranda and features an extensive range of fitted cabinetry, complemented by honed black Granite worktops and a double-bowl sink.

Appliances include a black electric Aga with a four-ring electric matching companion and two-oven module, a space for an American style fridge freezer, and a substantial central island incorporating a breakfast bar.

Beyond the kitchen is a spacious boot room, which also provides access to the study.

Further accommodation on the ground floor includes a utility room, cloakroom, and a generous office/games room with access to the rear garden.

The first floor offers well-balanced family accommodation. The principal bedroom enjoys spectacular views with a Juliet balcony and benefits from an en suite bathroom with a separate shower.

Bedroom three features a large storage area with plumbing in place for the installation of en suite facilities if desired.

There are four further bedrooms, together with a family bathroom and separate family shower room.
