Kynaston Road, Enfield, EN2 0DA

IN BRIEF The substantial five bedroom terraced house in the Chase Side area of Enfield has been extensively renovated to a very high standard.

It’s in a prime location within easy reach of local shops, good schools, and the stations at Gordon Hill and Enfield Town.

PROPERTY DESCRIPTION This house stands out from the rest of the terrace with a walled front garden, a smart monochrome painted frontage, and a paved path that leads to a front door with distinctive glazed panels.

The interior lives up to this good first impression, with a striking hallway and immaculately decorated rooms offering 2,160 square feet of internal space over three storeys.

The owners have executed a considered and restrained renovation that makes the most of the generous period proportions of the property whilst also extending the space in a sympathetic way, so the whole house has a pleasing flow and coherence.

The décor is stylish and contemporary throughout and is characterised by a mainly monochrome palette of whites, pale neutrals and greys that highlights features such as the dado rails, picture rails, wainscoting and panelled doors, and provides the perfect backdrop for the tasteful tiling, wood floors, feature fireplaces and school-style radiators.

The ground floor has been opened up to create a huge open plan main space that combines a front living room with a rear kitchen/diner that in turn opens onto the garden deck.

There also a WC on this floor.

The living room is tranquil and spacious, with a beautiful herringbone engineered wood floor, great natural light, glazed double doors to the hallway, and a bespoke storage wall surrounding the entrance to the kitchen/diner.

Extending to almost 25 ft long, the kitchen/diner is flooded with natural light from four skylights and a wall of Crittall-style glazing including double doors to the paved garden terrace with a herringbone pattern that references the living room floor.

Sage green Shaker-style cabinets and an island house integrated and freestanding appliances and provide plenty of quartz worktop space.

There are three bedrooms and a bathroom on the first floor, all of which are doubles.

The main bedroom has a wide box bay and a sash window, and a pleasing symmetry with bespoke fitted wardrobes to either side of the ornate cast iron fireplace.

It has a stripped wood floor, as does the second double bedroom, whilst the third bedroom is carpeted.

The centrepiece of the family bathroom is a rolltop bath (with an overhead shower) showcased by metro-tiled walls and complemented by brass ironmongery.

There’s also a WC, and a washbasin with a window above. The top (loft) floor has two similarly sized double bedrooms and a shower room.

Measuring approximately 15ft by 9ft, the bedrooms are carpeted and sit to either side of a shower room with smart herringbone tiling.

The rear garden has a lovely open aspect and a welcoming feel, comprising a raised deck adjacent to the rear of the house, a central lawn bordered by planted beds, and a wooden garden studio.

With two windows and double-glazed doors the studio is a flexible space suited to a variety of uses.

LOCAL LIFE The property is just moments way from local shops and services along Lancaster Road at the end of the street, and Enfield town centre is a 15-munte walk away or 10 minutes by bus.

There are two stations within a mile of the property; Gordon Hill station (0.8 miles) has Great Northern trains direct to Moorgate in the City with journey times of 35-40 minutes, and Enfield Town overground (0.9 miles) has direct 30-minute trains to Liverpool Street.

Nearby green spaces include several recreation grounds, and 62-acre Hilly Fields Park, and Forty Hall Country Park.
