Bishop's Place, West Hoe Road, PL1 3BW

A REMARKABLE OPPORTUNITY TO CREATE SOMETHING TRULY EXTRAORDINARY.

Occupying a desirable position just moments from Plymouth Hoe and the waterfront, this substantial six-bedroom period terraced property presents an exciting opportunity to create a truly exceptional family home.

Arranged over four floors, the property offers generous proportions, versatile accommodation and considerable potential for transformation.

While requiring substantial modernisation and refurbishment throughout, its impressive scale, traditional character and sought-after coastal setting provide the foundations for something rather special.

The ground floor currently comprises a spacious entrance hallway, a generous front bedroom with en-suite facilities, a further bedroom with its own en-suite and access to a private courtyard, a useful storage room and an additional kitchenette/living area.

The flexible arrangement provides exciting opportunities for reconfiguration, potentially incorporating a home office, gym, formal dining room or additional reception accommodation, subject to any necessary consents.

The first floor offers three further generously sized bedrooms, each benefiting from en-suite facilities.

The proportions of these rooms lend themselves beautifully to family accommodation, with the potential to create comfortable bedrooms, guest suites or dedicated spaces for working from home.

The second floor provides a further bedroom, separate WC, substantial family bathroom and an impressive kitchen/dining room.

The bathroom includes a freestanding roll-top bath and separate shower enclosure, while the kitchen offers generous space for dining and entertaining.

This floor presents an excellent opportunity to create a wonderful central hub for family life.

Ascending to the third floor, the property reveals one of its most distinctive features: a spacious living room with an attractive vaulted timber ceiling, exposed beams and characterful stonework.

Double doors open onto a private balcony, enjoying elevated views across the surrounding rooftops towards Plymouth Sound.

This remarkable space offers the potential to become a truly special family lounge, entertaining area or relaxing retreat.

Externally, the property benefits from an enclosed rear courtyard and an elevated walkway providing access towards a hillside garden area.

This unusual outdoor arrangement offers considerable scope for improvement, with neighbouring properties demonstrating how similar spaces have been transformed into attractive garden retreats.

The upper-floor balcony provides further outdoor space and a wonderful opportunity to enjoy the coastal outlook.

The property enjoys a highly convenient position close to Plymouth Hoe, the historic Barbican and Plymouth city centre, placing an extensive range of restaurants, cafés, independent shops, leisure facilities and beautiful waterfront walks within easy reach.

Formerly operated as a bed and breakfast and subsequently arranged for multi-occupancy accommodation, the property also offers potential for alternative uses, including guesthouse accommodation, serviced accommodation or holiday letting, subject to obtaining any necessary consents.

A previous application for change of use to a six-bedroom HMO was submitted and subsequently withdrawn.

Interested purchasers should make their own enquiries regarding planning and licensing requirements.

The property is now in need of considerable attention, refurbishment and modernisation, and prospective buyers should budget accordingly.

The seller has been unable to provide evidence of planning permission or building regulations completion documentation for the historic loft conversion, and purchasers are advised to undertake their own investigations into the property's condition, structure and regulatory status.

For those with vision and a willingness to undertake a rewarding renovation project, this substantial coastal property offers an exciting opportunity to create a magnificent and highly individual family residence, combining generous living accommodation, character features, outdoor space and elevated sea views.

Offered to the market with no onward chain, this is a property that must be viewed to fully appreciate its scale, versatility and remarkable potential.
