Wicker Lane, Guilden Sutton, CH3 7EL

The view’s, the setting, the location, the space and accommodation on offer - this property has it all and so much more!

Tucked away within a beautiful development of barn conversions, the setting of The Steadings is something quite special, offering the best of both worlds, having the peace and tranquillity, yet local amenities and the City just a short distance away.

The corner plot position has allowed for this fantastic home to not only offer great internal accommodation, but equally impressive external space, with gardens to the front, side and rear elevations.

The Steadings as a whole has been well designed and carefully configured with a keen eye for detail, allowing for each property to boast impressive and attractive facades, combining perfectly with plenty of surrounding space, to include a long private driveway and a tennis court, all of which are bordered by the greenery of open fields.

The location box can also be ticked, thanks to this home being situated within the sought after village of Guilden Sutton, where desirable schools and excellent local amenities are all within walking distance.

Now to Laburnham House itself. Upon entering you will immediately appreciate the feeling of space and natural light, with the large entrance hall effortlessly setting the tone for whats to come.

From the Hall, you are taken into the living accommodation, Study/music room (or Bedroom four) and shower room, whilst a turned staircase rises to the first floor.

The vast accommodation on offer to the ground floor provides fantastic versatility, each room and the proportion size within giving you ample options for utilising the space however suits.

The large lounge and its open plan aspect into the dining area is simply perfect for family living and entertaining, with an internal door also leading conveniently to the kitchen.

The double doors and windows to each elevation flood the space with natural light, whilst also providing access to the front and side gardens.

The kitchen is well fitted with a comprehensive arrangement of wall and base units and leads to the useful and good size utility room.

A further reception room situated to the rear is ideal for use as a playroom, snug or sitting room, entirely flexible, enjoying a stunning aspect over the rear garden and the far-reaching views beyond.

To the first floor you will find the three double bedrooms each oozing with character from the exposed beams and vaulted ceilings.

The principal bedroom comes complete with its own en suite shower room, and each bedroom enjoys built in wardrobes providing excellent storage facilities.

There is a fantastic size family bathroom complete with a four-piece suite, and when we say a fantastic size – it truly is!

Finally, a large fully boarded loft stretches the width of the ground floor lounge and is a brilliant size, ensuring you can store all you need and with easy access from one of the bedrooms.

Externally, the gardens to each elevation allow for the sun to be enjoyed throughout the day and offer something for all of the family.

The rear garden has the real wow factor though, with its extensive and far-reaching views beyond the lovely garden itself across open fields and farmland, it really is incomparable.

There is parking to the front of the property as well as a double garage and additional parking to the rear. We feel just about every box has been ticked here, but take a look for yourself.

It’s great that we all manage our Management Company, meaning only £1k/yr per property in routine fees. Everyone is paid up and we have reserves.

Vicars Cross Golf Club is only a short walk along a public footpath away. The Bird in Hand Gastro Pub and Meadow Lea Tea Room are excellent and a short walk too.

Our neighbours recently installed South-facing solar panels on the back of their garages, making a good contribution to the bills.

Having a Post Office/Village Shop, Dentist and Library a short walk away is superb. The bus route goes past the end of our private drive and gets you into Chester or elsewhere with ease.

Most importantly, there is good camaraderie amongst the owners and people are there for you if you need them.
