School House, Baldock, SG7 5RR

Property Insight Set well back from the road on a deep, secluded plot backing directly onto open countryside, and only 100 yards from Ashwell & Morden station with regular commuter trains to London King's Cross, as well as King's Lynn and Brighton, the School House was built in 1910 as accommodation for the Head Teacher of the school next door, a role it served until 1972.

It now offers over 2,690 sq ft of characterful period accommodation, with five double bedrooms plus two further studio/single rooms, three bath/shower rooms, and an exceptional spread of reception space.

Liveable and full of charm, it also offers scope to update, and benefits from a detached double garage, solar panels owned outright, and a generous rear garden.

Approaching the property, a wide tarmac driveway sweeps in from Station Road, providing generous parking for several vehicles and leading to the detached double garage, which has photovoltaic panels to its roof generating electricity, with surplus exported to the grid.

The front of the house makes a lasting impression, with its rendered elevations, red-brick detailing and tall chimneys, and a covered veranda to the front with space for outdoor seating.

Stepping inside, the entrance hall is bright and welcoming, with stairs to the first floor and doors through to the ground-floor accommodation.

The reception space is a real strength of this home and offers wonderful flexibility.

The lounge is a spacious room with ample space for a variety of furniture, a large window drawing in natural light, and a gas fire.

Connected by double doors, it flows through to the snug and breakfast room, offering informal eating adjacent to the kitchen and making the two an excellent pairing for both everyday family life and entertaining; the snug area has patio doors opening to the garden.

A separate dining room has a period fireplace, original cornicing and a bay window, while a book-lined study is fitted with handsome solid oak floor-to-ceiling shelving and offers further flexible reception space - ideal for those wanting a dedicated home office or library.

Completing the reception rooms is a generous drawing room, currently used as a games room and comfortably home to a full-size snooker table.

At the heart of the home, the kitchen is a generous and characterful space, with a range of cream shaker-style units, tiled splashbacks and flooring, and space for freestanding appliances.

A separate utility area provides further storage, plumbing for laundry appliances, and a door to the outside - handy for kicking off muddy boots after a walk in the fields behind.

There is also a ground-floor cloakroom and a walk-in pantry. Upstairs, the first floor offers generous and flexible accommodation, with seven bedrooms in total.

Five are well-proportioned doubles, several enjoying leafy garden and countryside outlooks, while two further rooms lend themselves perfectly to a studio, nursery or home office.

Bedroom two benefits from an en-suite dressing room. Serving the floor are a family bathroom, comprising a bath and separate shower, and a further shower room.

Outside, the rear garden is a particular highlight - a long, private space laid mainly to lawn, framed by mature trees and hedging to the boundaries, with a variety of fruit trees, and backing directly onto open fields with no properties behind.

A large brick-paved terrace runs across the rear of the house, offering plenty of room for garden furniture, al fresco dining and entertaining.

There is a timber shed for storage, solar thermal panels to the main house roof providing hot water, and plenty of scope for new owners to make the garden their own.
