Arches Nook is a beautifully converted four-bedroom barn that perfectly blends traditional character with contemporary living, nestled in a peaceful rural hamlet just south of Durham.

Set within a small community of sensitively restored farm buildings, this impressive home offers a spacious master suite with vaulted ceilings, ample fitted storage, and a luxurious open-plan en suite with freestanding bath, double basins, and separate shower.

Three further double bedrooms, a stylish ground floor bathroom, and a spacious utility room add to the home’s practicality and comfort.

At the heart of the property is a large farmhouse kitchen, complete with oak cabinetry, a ceramic tiled floor, and dual Aga cookers – electric and LPG – ideal for year-round use.

French doors open from the kitchen into a private, walled courtyard paved in Indian stone, which captures the afternoon sun and provides the perfect space for entertaining.

The courtyard also features a purpose-built home office – ideal for remote working or a creative studio – offering quiet and privacy away from the main living areas.

From the kitchen, steps lead down into a generous living room full of character, featuring a striking brick inglenook fireplace with multi-fuel stove, exposed brick archways, and further French doors leading out to the courtyard.

Above, a mezzanine area offers flexible space for storage or seating and has planning consent for a Velux window.

The home retains its warmth and charm throughout, with oak flooring running across the hall and bedrooms, and light flooding in through Velux and arched windows.

Externally, the property is accessed via a farm lane leading to a gated entrance with a gravel driveway and large lawns to either side.

A sheltered decked seating area under a pergola sits at the front, while a timber-clad double garage with water, electricity, and a boarded loft provides excellent additional space.

Across the lane is a small, enclosed parcel of amenity land suitable for a variety of uses.

Despite its rural setting, Arches Nook benefits from outstanding transport links, with the A1 and A689 just minutes away, and easy access to Durham, Darlington and Newcastle mainline stations, as well as Newcastle and Teesside airports.

A rare opportunity to enjoy country living without sacrificing convenience.
