8 Undertrees Close, Telford, TF1 3QT

This two-bedroom terraced house is for sale via auction and represents a full renovation project in a sought-after area of Telford.

Offering one reception room, a kitchen with access to the garden, and an EPC rating of C, the property will appeal in particular to first-time buyers looking to add value and investors seeking a project.

On the ground floor, the main reception room is positioned to the front of the house and features a bay window, providing a focal point for the space and outlook to the front aspect.

TV and socket points are in place, offering a practical layout for a main living area, subject to refurbishment and redecoration to suit individual requirements.

The kitchen is located to the rear and is in need of refurbishment.

It benefits from direct access to the garden, creating potential for a sociable cooking and dining space with indoor–outdoor connection once works are completed.

The existing layout offers scope for reconfiguration, subject to any necessary consents, to maximise storage and worktop space. Upstairs, the property provides two bedrooms and one bathroom.

The main bedroom is a double room and benefits from an en-suite facility, offering added privacy and convenience.

The second bedroom is a single, suitable for use as a children’s room, guest bedroom, or home office.

The main bathroom is in need of refurbishment, giving the next owner the opportunity to replace fixtures and finishes to their own specification.

The house sits within a residential area of Telford that is well served by local amenities.

Telford town centre offers a wide range of shops, supermarkets, cafés, restaurants, and leisure facilities, including the Telford Centre shopping complex and Southwater leisure quarter, both a short drive away.

The wider area includes several green spaces and nearby parks, providing opportunities for walking, exercise, and family recreation.

Local schools in Telford include a choice of primary and secondary options within driving distance, which may be of interest to purchasers with children or those considering letting the property to families.

Prospective buyers are advised to check catchment areas and Ofsted reports to confirm suitability.

Public transport links are accessible, with Telford Central and Wellington railway stations both serving the area.

Telford Central provides services towards Birmingham New Street, Wolverhampton, and Shrewsbury, with journey times to Birmingham typically around 35–40 minutes, making the location practical for commuting.

Bus routes operate in and around Telford, connecting residential areas with the town centre, retail parks, and local amenities.

Road links are another advantage, with convenient access to the M54, offering routes towards Shrewsbury to the west and Wolverhampton and the wider West Midlands to the east.

This makes the property a viable base for buyers who travel regularly by car. Council tax for the property falls within band B, which may be of interest for budgeting and investment appraisals.

Given its condition and status as a full renovation project, the house is particularly suitable for investors or first-time buyers looking for a property they can update extensively.
