Bickington, Newton Abbot, TQ12 6JW

DESCRIPTION Luscombe Maye is delighted to bring to market this deceptively spacious Grade II listed attached barn conversion, offering over 2,000 square feet of space which the current vendors have enjoyed for nearly 20 years.

With accommodation over three floors and sitting in approximately ¼ of an acre plot with all its parking area and garden, 2 Manor Barn is an ideal semi-rural home, which still has the large Towns of Ashburton and Newton Abbot within easy reach, both being less than a 10-minute drive away.

The home has a useful open-fronted carport with attached storeroom/workshop space, which may, subject to obtaining all the necessary permissions and consents, have potential to be converted into ancillary accommodation to the home.

Some of the Tors of Dartmoor can be located in just over five-miles and the coast can be accessed in Teignbridge, Torbay or down in the South Hams.

There is state schooling situated in the nearby towns and villages of Liverton, Ashburton and Newton Abbot and Stover, an independent school is around three miles away from the property plus there are Grammar schools in Torquay.

The A38/Devon Expressway providing access to both Exeter and Plymouth is only a short drive away, and the nearby Town of Newton Abbot has a mainline railway connection to London Paddington.

A striking 35-foot reception room is a great socialising space, and the vendors have varied the layout of this room as their family dynamics have changed over the years.

Most recently one end of the room has been used as the main living space for the evenings, with sofas and chairs, and the other end has been utilised as more of a snug area in front of the woodburner.

This triple aspect room enjoys an outlook over the gardens and the whole home is steeped in period charm enjoying rustic features throughout, with beams on show and exposed stonework.

Downstairs there is a well-equipped kitchen with wall and base units and a solid wooden worktop with sit-up breakfast bar.

There is also ample space for a dining table or the opportunity to create a further living space in front of another woodburning stove, with two sets of double doors opening directly onto the rear patio.

There is an inner hallway which provides space for storing coats, shoes and wellington boots plus there is a WC.

On the top floor are the four bedrooms all with vaulted ceilings and exposed beams, and two of the bedrooms having en-suite shower rooms. The other two bedrooms are serviced by the family bathroom.

At the front of the property there is a shared gate providing access to the driveway, where both 1 and 2 Manor Barn have their own parking spaces.

To the side of the property is a private vehicular access through a gate, leading to the rear of 2 Manor Barn where there is ample additional driveway parking and the open-fronted carport with attached storeroom/ workshop which has power and lighting.

The rear garden area is mainly laid to lawn, with a sociable patio space directly outside the kitchen-dining area, which has plenty of room for outdoor seating and furniture.

There are some mature trees at the border of the garden and some hedges and shrubs within, plus a bridge in the garden which crosses over a leat that meanders through the garden and down to the River Lemon.

The garden area which is partly enclosed by a beautiful stone wall enjoys picturesque views of the surrounding countryside.
