Whispering Oaks, Drub Lane, Drub, West Yorkshire, BD19 4BU

Set discreetly behind secure electric gates in the exclusive and rarely available village of Drub, Whispering Oaks is an outstanding contemporary country home combining exceptional build quality, generous family accommodation, impressive energy efficiency and beautifully private grounds.

Drub is one of the area’s best kept secrets being a small, highly regarded rural enclave with a distinctive village feel, surrounded by open countryside yet exceptionally well placed for access to Leeds, Bradford and the wider motorway network.

Properties of this calibre within the village are rarely brought to the open market.

Completed in 2015 and built to an exacting specification, Whispering Oaks extends to a total floor area including its outbuildings of just over 6,000 sq ft, including an integral triple garage and with the added benefit of a substantial detached barn of approximately 1,243 sq ft.

The house stands within around 1.5 acres of landscaped gardens and grounds, incorporating a private paddock and excellent equestrian facilities, creating a particularly versatile setting for family, leisure and country living.

The quality of the house is apparent from the moment of arrival.

Its substantial proportions are balanced by a layout that works exceptionally well for everyday family life, with generous reception spaces, relaxed living areas and excellent bedroom accommodation arranged over three floors.

At the heart of the home is a bespoke handcrafted oak kitchen, combining traditional craftsmanship with modern practicality.

Rangemaster and Bosch appliances, extensive preparation space and an instant hot-water tap make it equally suited to busy family life and entertaining.

Considerable thought was also given to comfort and efficiency when the property was built.

Wet underfloor heating runs throughout all three floors, providing even, efficient warmth without the need for conventional radiators, while air conditioning serves the principal suite and sunroom.

A SmartWave Connect Series lighting system further reflects the level of specification incorporated throughout the house.

There are five particularly well-proportioned bedrooms, five luxury bathrooms and two ground-floor guest WCs.

One of the most impressive elements of the accommodation is the entire second floor, which forms an exceptional penthouse-style suite comprising a substantial double bedroom, luxury bathroom and expansive private sitting room.

With elevated views across the grounds and surrounding countryside towards the Pennines, this floor provides a wonderfully private retreat and could serve equally well as a principal suite, luxurious guest accommodation or a separate living space for an older child or family member.

Perhaps most remarkable for a home of this size and specification is its environmental performance.

Whispering Oaks has achieved an exceptional EPC A rating of 94, reflecting the quality of its construction and the considerable investment made in energy efficiency from the outset.

An extensive solar installation further enhances the property’s credentials and benefits from a transferable, index-linked Feed-in Tariff running until 19 June 2036.

Historically, the income generated by the tariff has been capable of exceeding the property’s energy expenditure under typical occupancy, making this an unusually efficient and economical house to run for a residence of its scale.

Whispering Oaks therefore offers something increasingly difficult to find: the space and presence of a substantial country home, the privacy of its own grounds, the character and exclusivity of Drub Village, and levels of energy efficiency more commonly associated with far smaller contemporary properties.

Approached through secure electric gates, Whispering Oaks sits within approximately 1.5 acres, with the house set comfortably within its surroundings and enjoying an excellent degree of privacy.

The formal gardens extend to around half an acre and have been carefully landscaped to provide an attractive setting around the house.

Sweeping lawns, mature planting and established greenery create a series of usable outdoor spaces, while a summer house, greenhouse and separate storage and workshop buildings add further practicality.

Beyond the gardens is a private paddock of approximately one acre, complete with a high quality double stable block.

For buyers with equestrian interests, the ability to keep horses immediately alongside the house is a particularly valuable feature.

Equally, the paddock could simply be enjoyed as additional private land, giving the property a greater sense of openness and creating an uninterrupted rural outlook.

One of the most useful features of the grounds is the substantial detached barn, extending to approximately 1,243 sq ft.

Modern, fully insulated and remarkably versatile, it provides a scale of additional accommodation rarely found with a contemporary family home.

In its current form, the barn lends itself perfectly to secure vehicle storage, a workshop, home office or business use.

It also offers exciting longer term possibilities and, subject to the necessary consents, could potentially be adapted to create a gym, studio, leisure space or independent annexe.

For anyone with a collection of cars, a business requiring substantial workspace, or simply the desire for additional recreational accommodation, it is a genuine asset rather than simply an outbuilding.

For all its privacy and rural character, Drub is extremely well connected.

The Chain Bar interchange is only a short drive away, providing straightforward access to the M62 and M606 and making Leeds, Bradford and the wider West Yorkshire region readily accessible, with Manchester also within comfortable reach.

Low Moor railway station is approximately 1.6 miles away and provides useful regional and longer distance rail connections with regular daily services direct to Kings Cross.

This combination of a genuinely private village setting and excellent transport links is one of the property's real strengths.

Whispering Oaks is a truly distinctive modern country residence, offering a rare blend of luxury, privacy and sustainability.
