Jarrett Lane, Horkesley Hamlet, Great Horkesley, Colchester, CO6 4FQ

We are delighted to offer for sale Tithe Barn, an exceptional four-bedroom barn-style residence extending to approximately 3,400 sq ft of beautifully appointed accommodation (inc garage).

Constructed just four years ago to an outstanding specification, the property forms part of the highly prestigious Horkesley Hamlet — a truly unique development by the renowned Mersea Homes, positioned on the edge of the Dedham Vale Area of Outstanding Natural Beauty, yet conveniently close to Colchester’s vibrant city centre, General Hospital and mainline railway station.

The accommodation is introduced by an impressive dining and reception hall, featuring a bespoke oak staircase, underfloor heating, full-height glazing to the front elevation and excellent built-in storage.

This welcoming space leads to a cloakroom, a generously proportioned living room with oak flooring and inset log burner, and the undeniable heart of the home — a stunning open-plan kitchen, dining and family room.

Designed for both everyday living and entertaining, this remarkable space also benefits from underfloor heating and showcases a bespoke contemporary kitchen with quartz worktops and a range of high-specification integrated appliances, including a waste disposal system.

Full-height windows and doors flood the room with natural light and provide seamless access to the garden. A spacious utility room completes the ground floor accommodation.

To the first floor, an impressive galleried landing provides access to four well-proportioned double bedrooms.

The principal suite benefits from a walk-in wardrobe and a luxurious four-piece en-suite bathroom.

Bedroom two also enjoys its own en-suite and walk in wardrobe, while the remaining bedrooms are served by a stylish family bathroom. Externally, the property occupies a generous 0.4-acre plot.

To the front is an attractive garden enclosed by estate railings, while a private driveway to the side provides parking for multiple vehicles and access to a large, 45 sq m garage.

The rear garden is particularly generous, featuring a substantial patio area ideal for outdoor entertaining, with the remainder laid mainly to lawn and enclosed by willow fencing and attractive red brick walls.

Double gates to the rear provide additional vehicular access if required.

Tithe Barn is located within the picturesque Horkesley Hamlet, a development that perfectly blends rural charm with modern living.

Surrounded by the rolling countryside of Dedham Vale and the Stour Valley, yet within easy reach of everyday amenities, the development has quickly become recognised locally as “the address”, with each home being individually designed and entirely unique.

As the first property to be offered for sale within this highly exclusive development since occupation, early viewing is strongly recommended to avoid disappointment.
