Blackbridge Lane, MUCH HADHAM, Hertfordshire, SG10 6BD

Blackbridge Lane is located about a mile from the centre of the Hertfordshire village of Much Hadham. The no through road has light traffic and leads up to a farm and country estate.

The house has no immediate neighbours, is surrounded by fields and established wooded grounds of a large property and is very popular with equestrian owners.

Barrowfield Lodge is a Victorian building dating back to around 1870, constructed in brick and flint. There have then been a number of subsequent extensions.

The house was extended in the 1970’s and totally remodelled and extended in the 1980’s. A large double garage was built in the late 1980’s.

Significant alterations have occurred more recently, in 2017, when the utility room was refurbished and the old kitchen was demolished and a large extension built including a link to a barn which was rebuilt.

The new extension forms a kitchen/dining/living room and in the barn a generously proportioned master bedroom suite with bathroom.

The kitchen/living room is of particular note with Amtico flooring, a wide range of base and wall storage cupboards, quartz worktops, a large island and integrated appliances which include three ovens.

The drawing room is a pleasant room with a wood burning stove.

There is then a sitting room/dining room at the front of the building which could provide an additional bedroom and, at the back of the property, a double bedroom with an adjoining shower room.

There is also a well-equipped utility room with a wall mounted gas fired boiler and water softener.

On the first floor, there are two bedrooms, both with views and undereaves storage, and a bathroom with separate shower and bath.

The Lodge is approached along a private farm driveway and there is a gravel parking and turning area and, behind this, a greenhouse and garden storage shed.

The gardens are delightful, well established with lawns and terrace and shrub borders, and there is a pathway which leads to the original front door on the side of the property and to the front of the building, where there is a further shrub border and a gate to the lane.

The double garage has recently been refurbished with an automatic sectional up and over door, a new door and double glazed windows.

There is a staircase leading to the first floor area, providing useful storage. Garage access is from the lane via a short cobbled driveway.

Behind the garage there is a screened area where there is a LPG gas tank and area where the bins are stored. The rear garden faces south west, and sun rises and sunsets are particularly noteworthy.

Much Hadham is a very popular and beautiful East Hertfordshire village with local store, health centre, garage, fire station, recreation ground, public house and primary school.

The area is convenient for the commuter, as it is situated almost equidistant between the A10 and M11.

The towns of Bishop’s Stortford and Ware lie approximately 6 miles distant respectively, and provide a more comprehensive range of facilities, and both have mainline stations to London Liverpool Street.

There are two golf courses within 2 miles of the village.
