The Property Cloud Cottage in the Valley of Rocks – A Rare Coastal Retreat in Exmoor Nestled in North Devon’s iconic Valley of Rocks, Cloud Cottage offers a rare chance to own a thoughtfully modernised, single-storey home where moorland meets the sea.

Set within 2.7 acres of wildlife-rich meadow, the property enjoys sweeping views of the valley and, from the hills above, towering cliffs, ancient woodlands, and the Bristol Channel.

Though tucked away, the cottage is within walking distance of Lynton and Lynmouth — twin villages known for their charm, amenities, and strong community.

The area is a paradise for walkers, with the South West Coast Path, Tarka Trail, and the renowned Watersmeet Walk all accessible from the doorstep.

The bright, contemporary interior includes a central, spacious living room with large picture windows and French doors framing the dramatic scenery.

A modern kitchen opens into a sunny conservatory overlooking the enclosed garden and upper meadow.

There are three generously sized double bedrooms, one with en suite, private access, and holiday rental history.

A large and well-equipped utility room and separate porch with shower room and WC add convenience.

Also included is a charming Shepherd’s Hut in the meadow, successfully let as a rustic holiday retreat and popular with guests.

Planning permission is in place to expand to five Shepherd’s Huts, presenting a ready-to-grow holiday business opportunity.

Surrounded by dry-stone walls and traditional Devon banks, the land features meandering paths, wildflower meadows, and peaceful seating areas.

It is ideal for nature lovers, smallholding enthusiasts, or anyone seeking creative development potential.

Just a short stroll from pubs, restaurants, artisan shops, cafés, a cinema and the historic cliff railway, Cloud Cottage is a secluded sanctuary with easy access to both nature and community life.
