7, Lyndhurst Square, Peckham Rye, SE15 5AR

Grade II listed delightful, detached and double-fronted four double bedroom villa of charm, beauty and magic in equal parts!

Built in 1850, the large house - ideal for a growing family - is set within a notably quiet pocket of Holly Grove Conservation Area, with useful side access, and a wide and long lawned garden which extends some 125 feet.

Lovely Lyndhurst Square was laid out in 1840.

The ten villas remaining therein (post war-damage) are among the earliest Gothic styled houses in Peckham, and the houses on the south side were built in 1843 in ‘Cottage Ornée’ style.

This is a close community with friendly and supportive neighbours. There is permit-parking for residents.

The property is extremely light and airy and has a dreamy layout, which delivers three large independent reception rooms, a separate kitchen, two bathrooms and a downstairs lavatory (beyond the four bedrooms we’ve already mentioned).

The location is as strong as the house!

You are just a short walk from Peckham Rye Station (Fare Zone 2, and on the London Overground network), Bellenden Road, Warwick Gardens, The Belham and Bellenden primaries (3-11), and The Villa Nursery and Pre-Preparatory School (2-7).

And the Dulwich Independent Schools are but a short drive. An original and porched front door welcomes you, in the centre of the house.

You land in a generous hall with receptions to your left and right.

The one on your right is huge at 22 feet by over 13 feet, with a fireplace and built-in shelving, and French doors opening out to your huge and mature garden.

The reception to your left is over 18 feet by over 13 feet, and makes such a splendid formal dining room. Down a couple of steps from the hall and you have your downstairs/guest w.c.

Then a third reception/casual dining room for day to day. On through and you have your fitted fifties kitchen, with a second access point to the garden. A third is from the hall/lobby space.

The original chambered cellar - of 635 square feet - is ripe for making more of, but serves as excellent storage for now. The first floor hosts four generous bedrooms and the main bathroom.

The principal bedroom is over 17 feet by over 13 feet, with an en suite shower room. The bedrooms to the front of the house have built-in wardrobes. What is close?

The ever-cool independent-shopping bit of Bellenden Road is a few minutes by foot, where you will find delights such as Fika, Ganapati, Artusi, The Sourcing Table, The Victoria Inn and The Begging Bowl, plus Review book store, Gather, Flock & Herd and The General Store.

Rye Lane is also close for more shopping options (fruit & veg markets, banks and supermarkets), Peckham Levels and The Bussey and Market Buildings.

In the summer months, think rooftop and go vertical (Frank's Cafe and Forza Wine are top options).

Central Camberwell is also close - here we like South London Gallery, Hermits Cave, Gladwell's, Veraison Wines, The Camberwell Arms, The Kerfield, Silk Road and Theo's.

On the way there, toad bakery is a fabulous find (worth the queue).

For further social and shopping opportunities - Nunhead, Brixton, Herne Hill and East Dulwich are all local; North Cross Road in ed does a lovely Saturday market.
