The entrance hall introduces the home’s design language: Restored proportions, refined finishes and a seamless blend of traditional character with contemporary detailing.

It’s a welcoming first impression. The ground floor has been thoughtfully arranged for both entertaining and day-to-day life, offering a series of beautifully connected spaces.

To the front, a panelled drawing room enjoys a west-facing aspect, providing a sophisticated yet comfortable relaxing retreat, centered around an inglenook fireplace, an ideal space for quieter evenings.

Opposite the hallway, a well-proportioned double bedroom with ensuite adds valuable flexibility to the layout.

Ideal as a guest suite, annexe style accommodation, an extra reception room or a potential rental opportunity, it enhances the home’s adaptability.

The utility room echoes the traditional character of the original house and is thoughtfully located within easy reach of the bedrooms.

Positioned to the rear of the original house, the formal dining room offers a beautifully balanced space that bridges the home’s period character with its contemporary extension beyond.

Bathed in abundant natural light, wide sliding doors frame views across the courtyard terrace, drawing the outside in and creating a beautiful, everchanging backdrop throughout the seasons.

In the warmer months, the doors open fully to allow effortless alfresco dining.

Underfoot, the original painted floorboards have been carefully restored, adding character and authenticity, while a feature fireplace with a log burner creates a natural focal point that brings both atmosphere and intimacy to the room.

Beyond this, a striking glass-lined link retaining the original external brick wall connects through to the kitchen, creating a subtle yet impactful architectural moment where old meets new.

The kitchen and living space form the true heart of the home.

Designed as a light filled, open plan environment, it features expansive sliding glass doors opening onto the landscaped courtyard, creating a seamless indoor–outdoor lifestyle.

The bespoke kitchen introduces a more playful, characterful element to the home.

Handcrafted by local designers Village Green, it features a Shaker style layout finished in Farrow & Ball’s Pantalon, with subtle pops of Fruit Fool on selected cabinetry and softly toned “Setting Plaster” walls.

Cosmic Gold leathered granite worktops add drama and refinement, their tactile surface and delicate golden veining providing a striking contrast.

A relaxed dining nook is seamlessly integrated into the worktop, creating an inviting everyday dining space.

Underfloor heating warms the Mandarin Stone parquet effect porcelain tiles, offering the charm of timber with the ease of modern materials, while original floorboards have been carefully maintained throughout the home.

Covered access from the kitchen to the double garage adds everyday convenience, a luxury rarely seen in more central locations.

First Floor Ascending to the first floor, the sense of space and light continues.

Extending across the full width of the house, the principal suite provides a calm and beautifully proportioned retreat.

Characterful details, including exposed original floorboards and a striking inglenook fireplace, anchor the room with warmth and heritage.

A central partition wall introduces a refined architectural moment, acting as a sophisticated headboard while concealing generous hidden storage.

The suite is further enhanced by a luxurious ensuite bathroom with a rolltop bath and walk-in shower, and a bespoke dressing area that completes this private, indulgent space.

There are two further double bedrooms on this floor, served by a stylish bathroom that blends traditional detailing with a contemporary finish.

Second Floor The top floor offers two comfortable double bedrooms and a sleek shower room, forming a private and flexible area well suited to guests, growing children or a calm work from home environment.

Lower Ground Floor – Lifestyle Space The basement level offers a thoughtfully designed, flexible living area.

With underfloor heating and integrated electrics for a large screen, it makes an ideal cinema room, though it also lends itself beautifully to use as a gym, media room or studio.

Adjacent, a generous storage room adds valuable everyday convenience.

Outside – A Private City Retreat Enjoying sunlight throughout the day, the roof garden offers a unique and elevated perspective across the city, a private retreat designed for both quiet relaxation and effortless entertaining.

Framed by striking corten weathering steel planters, the space has been thoughtfully curated to balance structure, texture and softness.

This distinctive material continues across the exterior of the kitchen extension, creating a seamless architectural dialogue between the indoor and outdoor spaces.

Its rich, oxidised tones provide a contemporary counterpoint to the home’s historic fabric, adding depth and character while enhancing the overall design narrative.

The result is an outdoor environment that feels both considered and connected, an extension of the home’s aesthetic as much as a space to be enjoyed.
