196, Grange Road, Blunham, Bedfordshire, MK44 3NT

Peaceful family home with fabulous field views – in village full of facilities An individual, 5-bedroom home in a particularly peaceful spot towards the end of a no through country lane in Blunham, a lovely Bedfordshire village with its own school, shop and pub.

Having doubled in size since its ‘60s beginnings, there is still exciting scope for adding significant value to Holly House.

As well as over a quarter of an acre of gardens backing onto pastures of rare sheep, a double garage and driveway parking for 5 cars, the former stables have been converted to a super entertainment barn, complete with bar and hot tub.

The new kitchen houses high-end appliances that once you have, you’ll never want to be without.

And then there are those wonderful views… Blunham is within minutes of the A1, under 25 miles from Cambridge, just 7.5 miles equidistant from the charming market town of St Neots and the county town of Bedford, from where fast trains reach London in under 40 minutes.

Sandy, just 3.5 miles away, is home to an even closer railway station, as well as to the catchment secondary school.

The world-renowned Harpur Trust private schools, as well as the outstanding Free School, are in the county town.

The little, thatched village school and nursery is named after one of our greatest poets, John Donne.

He served as Rector of St Edmund or St James, the village’s magnificent medieval church - the only one in the Country bearing the names of two saints.

Along with the church and school, the village hall and shop, the C18th Horseshoes Inn and the pavilion and playing fields, where once the world’s longest cricket match took place, all play an important role in village life.

The area is perfect for walkers and cyclists. You can pick up Route 51 of the National Cycle Network here. Wander along the River Ivel, keeping your eyes open for otters.

An old railway line takes you past a nature reserve to Willington Danish Camp.

And you and your dog can walk through the fields a few yards from your front door to the Anchor Inn at Great Barford, on the banks of the beautiful River Great Ouse.

Such a wonderful environment in which to live, it’s little wonder that this is the first opportunity for any new family to call Holly House their home for nearly three decades.

More about the property Beyond the sheep pastures that you see from Holly House, and past the Grange after which the tree-lined lane is named, there’s only one other house between your new home and fields as far as the eye can see – in a private lane at the end of an exclusive road of individually-designed houses, where roofs of thatch, slate, old clay and zinc happily coalesce.

Spring out of bed in the morning to stylish bathrooms and views of lambs gambolling in the fields, not least from your main bedroom – a lovely start to the day.

The smallest bedroom, and you have five, all of which will take a double bed, has its own landing access, of course, but also an interlinking door to another bedroom, making it ideal, as now, for a nursery – or even a dressing room, perhaps.

Downstairs, you have plenty of versatile space, too, with boot and garden rooms to use as you wish; a dining room, where you can easily seat twelve – great for dinner parties, as well as for the family’s Christmas lunch, in front of a log fire, perhaps; a large, oak-floored sitting room, with French doors to the terrace, as well as a lovely, vaulted-ceilinged snug, open to the kitchen, with a stylish, built-in wall gas fire that springs to life at the touch of a button.

Cook in Neff ovens, their doors sliding away, with warming drawers underneath; rustle up bacon & eggs on the island induction hob, breakfasting on lovely stools at the curved section that has expensive Silestone added to the beautiful granite.

Pour the perfect cup of tea with boiling water from the Quooker tap, iced water from the fridge/freezer, barista coffee from the machine next to the combi, or a bottle from the wine cooler.

Every luxurious convenience to hand – and you have that sought-after pantry, too.

Invite friends to your, slate-roofed, beamed and vaulted-ceilinged, entertainment barn - former stables, with old hay-loft door high above your head.

Maybe a glass of champagne in the hot tub – or would you prefer a pool table here.

Fold back the doors to one of numerous sitting areas in the lovely gardens, with a lawn so large that you could fit a marquee on it for special occasions.

There’s even a handy cloakroom just inside the garden room. Children have all the space they could dream of. Harvest your own apples, pears and figs.

Or simply relax on the terrace - beneath the canopy, if you wish – enjoying the scents and sounds of nature - and the pond if you decide to reinstate it – and, of course, those year-round, wonderful views…
