Yew Tree Batch, Butcombe, BS40 7XG

Cherry Tree Cottage is a picture postcard character home set amidst the stunning backdrop of the Yeo Valley with far reaching views towards the Mendip Hills and even Exmoor in the distance.

Occupying a tranquil private position on the outskirts of the popular village of Butcombe, this is the perfect home for buyers searching for the rural idyll without being isolated from a community or the convenience of amenities nearby.

Approached via a peaceful country lane the property sits within beautiful established grounds with views from practically every window.

Below the property is a generous area of off street parking which also provides access to a smart double garage with electric doors and a fantastic roof terrace above.

You can enter the house either by the traditional porched entrance to the side or via a convenient gated footpath from the parking area.

Once inside the house you are greeted by a welcoming and vibrant entrance hallway with an open staircase rising to the first floor, a convenient ground floor cloakroom and window to the rear and an additional Velux window to the ceiling.

The entrance hallway is partially open to the first of the property's two receptions rooms, an elegant dining room, and two steps descend from the hallway to the dining room adding a little character and interest.

The dining room is a fantastic size for intimate dinner parties or indeed family suppertime, and features a handsome stone fireplace and an exposed timber beam to the ceiling, as well as access to the sun terrace via sliding patio doors.

To the side of the dining room you will find the well appointed kitchen which contrasts with the traditional feel of the dining room and is a far more modern affair, with smart grey units complemented by a crisp white counter top.

There is a fantastic double butlers sink, integrated double oven and induction hob, dishwasher, washing machine and fridge/freezer.

Smart ceramic tiles to the floor and splashbacks add convenience whilst a large picture window and spotlights to the ceiling give great illumination.

The sitting room is another beautifully appointed room and enjoys superb views from both the bay window to the rear of the room and the picture window to the side.

The room features a vaulted ceiling which enhances the feeling of light and space and a fabulous Minster stone fireplace fitted with a woodburning stove.

A lovely recessed bookshelf provides the perfect space to display family portraits and the stylish oak floor adds richness and texture.

Completing the ground floor accommodation is a side lobby leading to a handy utility room, which benefits from extra storage units, sink and plenty of space to store coats and shoes, it also houses the central heating boiler.

Upstairs you will find two delightful double bedrooms complemented by two well appointed bathrooms and there is certainly potential, with a little reconfiguration, to create a third bedroom if desired.

The principal bedroom features fitted cupboards, two superbly positioned windows to soak up the incredible views, a walk-through dressing room and en-suite bathroom including a full white suite.

The second bedroom also features a fitted wardrobe and sits just across the landing from a separate shower room. There is a small airing cupboard on the landing and access to the loft.

Moving outside, there are a number of separate rooms situated within an adjoining outbuilding which include a wood store, store housing the oil tank, larger garden store and a kennel with an outdoor run.

The garden at Cherry Tree cottage is simply divine; packed with an abundance of fragrant flowers and striking architectural plants it is visually stimulating and perfect for those with green fingers to potter to their heart's content!

The garden is arranged with several defined areas which include a large sun terrace outside of the property which leads to a slightly sunken lawned area and is bounded by a perfectly trimmed box hedge.

To the bottom of the lawn there is a secluded barbecue area, whilst on top of the double garage there is another perfectly positioned sun terrace which is enclosed by railings and is the perfect spot for an evening soiree!
