Chelmsford Place, 79, Fulford Road, York, YO10 4DA

A cutting edge contemporary townhouse, with off street parking, close to the city centre.

Description Chelmsford Place is a unique development of two brand new townhouses which incorporate some very eye catching stone arches dating back more than 180 years.

The arches once adorned York Theatre Royal but were moved to their current location when the theatre was remodelled in 1879.

According to Pevsner, the new owner wa Waddington remodelled the St Leonard's Place frontage and the old façade was removed and re-erected in Chelmsford Place, where it formed the boundary in the garden of a Manor House, long since demolished.

The resulting buildings have been thoughtfully designed around the arches, resulting in two very striking contemporary homes, each with a considered architecture, high quality materials and real attention to detail resulting in a very high standard of finish.

Each property has fabulous eco credentials, which include solar pv panels, air source heating, an integral heat recovery and ventilation system and double glazing.

The entire property benefits from under floor heating and smart lighting which can all be operated via a mobile phone App.

The accommodation extends to 2637 sq/ft and is arranged over four floors, each floor providing a number of practical, well-balanced rooms, filled with natural light, connected by a bespoke spiral staircase with solid oak treads and a mix of glass and plastered sides.

The layout is ideal for growing families expecting regular visitors, with a larger than average and beautifully appointed kitchen/breakfast room opening onto a family/entertaining area, all limestone tiled and with high ceilings framed by full height aluminium double glazed windows.

The first floor has been designed as a living area, with a spacious sitting room and balcony on one side and a versatile room on the other, which could be a fifth bedroom, study or leisure space, with a handy utility room between.

The upper two floors have been divided into four large bedrooms, served by three luxurious bathrooms, all with eye catching tiling and sanitary ware.

The house benefits from an enclosed courtyard garden to the rear, accessed via full height sliding aluminium doors, opening onto a porcelain tiled patio and path leading to the parking area, finished in brick sets and providing allocated parking for two cars.
