Lake View Cottage, 15, Castle Hill, Kenilworth, CV8 1NB

Lake View Cottage is a captivating Grade II Listed home forming part of Little Virginia, a distinctive collection of historic timber-framed and thatched cottages on Castle Hill.

Believed to date from around 1713, the property has been carefully maintained and improved while retaining the irregular lines, exposed timbers, and intimate character that make these cottages so special.

No onward chain. Extending to approximately 1,364 sq.

Ft, the accommodation is surprisingly versatile, with a generous drawing room, bespoke kitchen/breakfast room, a sitting room that could be used as a double bedroom with a shower room on the ground floor, and two further bedrooms with a bathroom above.

Its position is exceptional; Abbey Fields extends to 68 acres nearby, while protected open land immediately behind the cottage creates a wonderfully green and peaceful outlook within easy reach of central Kenilworth.

Ground Floor A traditional porch opens directly into the drawing room, an inviting reception space filled with period detail.

Exposed ceiling timbers, sections of stonework, and a beautiful slate floor bring warmth and texture, while the substantial brick and stone fireplace provides a natural focal point.

The room offers ample space for both relaxed seating and entertaining, with the staircase rising discreetly to the first floor. Genuine slate flooring and underfloor heating complete the room.

The bespoke kitchen/breakfast room is arranged across the full depth of the cottage and combines traditional styling with excellent practicality.

Painted cabinetry is complemented by solid granite worktops, a Belfast sink, and a peninsula breakfast bar, together with integrated smeg appliances.

Windows on two elevations draw in natural light and a stable door provides a direct connection to the garden, making this a particularly pleasant space for everyday dining.

Tiled flooring and underfloor heating complete the room.

A generous sitting room/double bedroom on the ground floor offers valuable flexibility for guests, family members, or those seeking predominantly single-level living.

It retains exposed beams and a characterful fireplace, while glazed double doors open onto the garden. A smartly appointed shower room completes the ground-floor accommodation.

First Floor The staircase rises to a characterful landing where exposed brickwork and original timbers continue the sense of history.

The principal bedroom is an exceptionally generous room, with windows to two elevations, far-reaching green views, exposed roof timbers, and bespoke fitted wardrobes.

An adjoining storage room, extending to approximately 18 ft in length, provides an unusual amount of practical space and may lend itself to a variety of uses.

A further well-proportioned double bedroom also enjoys exposed timbers and an attractive lake view outlook.

The first-floor bathroom is fitted with a spa bath and Grohe shower, alongside useful built-in storage, all sensitively arranged around the cottage's historic roof structure.

Outside The cottage is approached through a white picket gate, with its timber-framed elevations and thatched roof creating an enchanting first impression within the shared green of Little Virginia.

A single garage with an electric door provides secure parking or storage, with resident only permit parking also available on the road.

The private south-facing garden has been landscaped to create a sequence of inviting outdoor spaces, with established planting, a crab apple tree, and secluded seating areas.

Raised decking provides a superb place for al fresco dining and entertaining while enjoying the open, leafy outlook, and a fully insulated, double glazed summerhouse offers a peaceful retreat or useful space for hobbies.

Immediately behind Little Virginia lies The Paddock; approximately 1.42 acres of protected open land acquired for open-space purposes and subject to a restrictive covenant prohibiting buildings.

Together with nearby Abbey Fields, this contributes greatly to the cottages rare sense of rural privacy.

There may also be potential for a sympathetic rear conservatory or garden room, subject to the necessary planning permission and Listed Building Consents.

Similar additions have previously received consent within Little Virginia; this does not imply that consent would be granted at No. 15.

Location Castle Hill occupies one of Kenilworth's most historic and desirable positions, with Kenilworth Castle, the Old Town, and Abbey Fields all on the doorstep.

Abbey Fields extends to approximately 27 hectares, or 68 acres, and is Kenilworth's largest green space and a designated Local Wildlife Site.

Its open grassland, mature trees, lake, historic abbey remains, and walking routes provide a remarkable natural backdrop to life at the cottage.

Kenilworth offers an excellent range of everyday amenities, independent shops, restaurants, and cafes, together with a Waitrose supermarket and the Michelin-starred restaurant The Cross.

The town also provides a strong selection of sporting and leisure facilities, while the surrounding Warwickshire countryside is readily accessible.

There is a wide choice of highly regarded schooling in the area, including Kenilworth School and Sixth Form, Crackley Hall School, and the renowned Warwick Schools Foundation in nearby Warwick.

The University of Warwick is also within convenient reach.
