Flat 3, 2 Arundel Terrace, Brighton, BN2 1GA

Description Arundel terrace | regency grandeur on brighton's seafront Few addresses capture the architectural ambition, elegance and enduring appeal of Regency Brighton quite like Arundel Terrace.

Standing proudly above the English Channel, its magnificent white stucco façade, classical columns and uninterrupted coastal outlook form part of one of the city's most celebrated architectural compositions.

Behind this distinguished exterior, an elegant maisonette unfolds across two floors, combining beautifully proportioned reception rooms, remarkable sea views and the rare privilege of access to the historic private gardens of Sussex Square and Lewes Crescent.

This is an address defined as much by its extraordinary history and setting as by the accommodation within.

Arundel terrace | A remarkable architectural legacy Commissioned by Thomas Read Kemp and designed by the celebrated Regency architects Amon Wilds and Charles Busby, Arundel Terrace was constructed between 1824 and 1828 as the first completed element of the ambitious Kemp Town estate.

Conceived as an exclusive residential quarter for Brighton's fashionable society, the development was among the most ambitious architectural projects of its age.

Arundel Terrace was designed as a unified composition, with elegant stucco façades, classical porticoes, ornamental ironwork and monumental columns creating an imposing seafront frontage.

Its architectural importance is recognised through its Grade I listed status, placing it among the most significant historic buildings in the country.

The wider Kemp Town estate, encompassing Sussex Square, Lewes Crescent and the neighbouring terraces, remains one of the finest surviving examples of Regency town planning in Britain.

The private gardens | A hidden world of history Beyond the grandeur of the architecture lies another of Kemp Town's remarkable treasures: The private landscaped gardens of Sussex Square and Lewes Crescent.

Originally conceived as the centrepiece of Thomas Read Kemp's residential estate, these magnificent gardens were laid out in the 1820s, with landscape gardener and botanist Henry Phillips responsible for their early design.

Today, their sweeping lawns, mature trees and established planting provide a peaceful sanctuary for residents, a remarkable contrast to the open sea and lively promenade just moments away.

The gardens also conceal an intriguing piece of Brighton's history: A tunnel constructed in the nineteenth century to provide residents with private access towards the seafront.

Lewis carroll | A literary connection The Kemp Town gardens have long been associated with Lewis Carroll, the celebrated author of Alice's Adventures in Wonderland.

Carroll was a visitor to Sussex Square, where his friend the Reverend Henry Barclay operated a boys' preparatory school.

Local legend suggests that the gardens' mysterious tunnel inspired the famous rabbit hole through which Alice entered Wonderland.

Although the chronology means the story cannot be treated as established historical fact, the association remains a charming part of Kemp Town's literary folklore and adds another fascinating dimension to the gardens' remarkable heritage.

The drawing room | uninterrupted sea views Within the apartment itself, the magnificent living and dining room provides an immediate reminder of why Arundel Terrace remains such a coveted address.

Entered through an original curved door, this beautifully proportioned reception room is flooded with natural light from three substantial windows, each framing spectacular uninterrupted views across the seafront and English Channel.

The outlook is constantly changing, from the early morning light across the water to the movement of boats on the horizon and the remarkable colours of the sea and sky throughout the seasons.

The generous proportions comfortably accommodate both seating and dining areas, creating an elegant environment for entertaining or simply enjoying the surroundings.

A feature fireplace provides a natural focal point, while contemporary fitted cabinetry introduces practical storage alongside the room's period character.

The kitchen | contemporary practicality Positioned off the entrance hallway, the separate kitchen offers an excellent combination of workspace, storage and everyday functionality.

A central island provides additional preparation space, complemented by extensive fitted cabinetry, an integrated wine fridge and a substantial Rangemaster cooker with double ovens.

The arrangement lends itself equally well to everyday cooking and entertaining, providing the practical conveniences of contemporary living within the distinguished surroundings of a Regency home.

Three bedrooms | comfort and flexibility A staircase rises to the upper floor, where three well proportioned bedrooms provide versatile accommodation for family life, visiting guests or those requiring a dedicated home office.

The property's elevated position allows the remarkable coastal outlook to remain an important feature of the bedroom accommodation, with views extending towards the English Channel.

The principal bedroom benefits from its own contemporary en suite bathroom, while a separate family bathroom serves the remaining bedrooms.

Both bathrooms feature coordinated marble effect finishes, creating a clean, contemporary contrast to the building's Regency character.

Fitted wardrobes in two of the bedrooms provide useful storage, while the arrangement across two floors offers a welcome sense of separation between the principal living accommodation and the bedrooms.
