A bright and beautifully finished two-bedroom apartment set within the top floor of a newly built extension above an existing residential building, offering two double bedrooms across a well-proportioned layout with floor-to-ceiling glazing and a private balcony taking in views over the surrounding rooftops and treetops.

At the heart of the home is an open-plan kitchen, living and dining space that opens directly onto the balcony through full-height glazing, filling the room with natural light throughout the day.

The kitchen has been fitted with handleless soft-close cabinetry, integrated Bosch appliances, quartz worktops and a striking green glazed tile splashback, with herringbone engineered oak flooring and zoned underfloor heating flowing throughout.

Both bedrooms share a beautifully appointed bathroom finished with stone-effect tiling, brushed brass fittings, a double vanity with fluted cabinetry and a bath with overhead rainfall shower.

The apartment is completed with soft-toned Venetian plaster walls, recessed lighting, double glazing and a secure video entry system, with lift access to all floors and a brand new 999-year lease with no ground rent payable.

The location is hard to beat. Columbia Road Flower Market and Broadway Market are both a short walk away, with Brick Lane and Shoreditch close at hand.

Some of East London's best-loved dining, such as Brat, Brawn, Rogues, Tiella Trattoria and Manteca, is all within easy reach, alongside a strong run of bars and coffee shops nearby.

The City is under a 10-minute commute, with Hoxton Overground and Bethnal Green stations offering fast connections across London.
