Summary Packed with period charm and full of personality, this beautifully quirky Victorian cottage offers flexible living, two off-road parking spaces, and a wonderfully secluded setting just moments from stunning woodland and the South Downs.

Description Once part of the former servant's quarters of Balneath Manor House, this enchanting Victorian cottage sits within a characterful row of nine homes, set back from the road and tucked behind mature greenery - it offers a wonderfully private setting that feels worlds away from everyday life.

Inside, the cottage is brimming with period detail: Stripped pine floors, working feature fireplaces, and an abundance of quirky architectural touches that make every corner feel special.

The open-plan lounge/diner is instantly welcoming.

Just off this room is a versatile additional space currently used as an art studio, ideal as a reading nook, hobby room or even a guest hideaway with a sofa bed.

Historically, the property has been arranged as two separate flats, and this legacy remains in the form of a handy ground-floor shower room positioned between the living area and the kitchen.

The kitchen itself leads out to a peaceful rear terrace with an outbuilding offering extra storage. Upstairs, you'll find two well-proportioned bedrooms and a generous family bathroom.

A real bonus is the sizeable attic - already prepared for a future Velux window - offering exciting potential for conversion (subject to permissions).

Outside, the front garden is a delight: Private, leafy and perfect for growing veggies or simply enjoying the sunshine.

Directly opposite, a public footpath leads you into breathtaking woodland with streams, wildlife and direct access to the South Downs National Park Entrance Lounge 19' 2" x 10' 2" ( 5.84m x 3.10m ) Dining Room 8' 6" x 6' 7" ( 2.59m x 2.01m ) Kitchen 10' x 6' 10" ( 3.05m x 2.08m ) First-Floor Landing Bedroom One 17' x 9' 5" ( 5.18m x 2.87m ) Bedroom Two 9' x 7' ( 2.74m x 2.13m ) Bathroom 6' 10" x 6' 7" ( 2.08m x 2.01m ) Front Garden Rear Terrace Two Allocated Parking Spaces Agent Note Please note than an £80 aml fee is chargeable once an offer is accepted to cover the cost of carrying out the required identity and anti-money laundering checks 1.
