40 Hilgrove Mews, Newquay, TR7 2FW

An exceptional zero carbon smart home and arguably the best of its design at hilgrove mews. Original show home, prime end terrace position, three king-size bedrooms and immaculate throughout.

Perfectly placed close to beaches, parks, schools and newquay town centre. No onward chain.

Hilgrove Mews is an innovative development by highly regarded eco developers Verto Homes, combining striking contemporary design with exceptional energy efficiency and genuinely useful smart home technology.

Number 40 is a particularly special example.

Originally the show home, its prime end terrace position provides a wider plot, useful side access, extra windows and a larger third bedroom, while several internal features were also upgraded when originally purchased.

In our view, it is the best of the best for this particular house type at Hilgrove Mews. The technology behind the home is every bit as impressive.

Designed as a zero-carbon smart home, Number 40 has a super high rated EPC together with photovoltaic solar panels, argon filled triple glazing, air source underfloor heating and mvhr mechanical ventilation heat recovery.

A Loxone smart home system brings technology into everyday living, with features including the heating and lighting controllable through an app.

It is a highly efficient, comfortable and technologically advanced home, but importantly one that remains incredibly practical and easy to live in. The location is equally impressive.

Hilgrove Mews is tucked just back from Narrowcliff alongside the Barrowfields, with Newquay town centre and some of its most popular beaches within easy walking distance.

Lusty Glaze and Tolcarne beaches are close by, together with Trenance Park, schools, shops and everyday amenities.

Newquay town centre can easily be reached on foot, yet Hilgrove Mews itself is tucked away from the hustle and bustle within its own private development.

This combination of location, low maintenance design, three double bedroom accommodation and exceptional energy efficiency gives Number 40 genuinely broad appeal.

It could work equally well as a fantastic permanent family home, an easy to maintain coastal home or investment.

The property has been very successfully holiday let, demonstrating its investment credentials, and can be sold fully furnished and equipped at the asking price.

Equally, nothing about its design limits it to this use.

With three double bedrooms, spacious living accommodation and schools, parks, town and beaches all close by, it is every bit as appealing as a permanent family home.

Best of all, Number 40 is absolutely immaculate, move in ready and offered for sale with no onward chain.

The accommodation is arranged over three spacious floors: A sheltered entrance with quality composite style front door opens into a useful reception porch and main hallway.

A gorgeous contemporary floor to ceiling glass and oak staircase rises to the first floor, complemented by oak flooring throughout the ground floor.

There is also a useful ground floor WC with concealed cistern WC and wall hung wash basin.

The main living space is fantastic, extending to approximately 32ft and combining the lounge, dining area and kitchen into one wonderfully sociable room.

Bright and spacious, it enjoys a dual aspect with a window to the front and bi fold doors at the rear opening directly onto the south facing garden.

There is plenty of room for substantial lounge and dining furniture, making this a brilliant everyday living space as well as somewhere to entertain.

The kitchen is neatly positioned to one side and fitted with a quality German Nobilia range of sleek contemporary units and work surfaces with a sociable island/breakfast bar.

Neff appliances include an eye level oven, induction hob and fridge freezer, with space for further white goods.

The first floor has two excellent double bedrooms, one with fitted wardrobes and ensuite shower room.

Also on this floor is the family bathroom, finished with designer sanitaryware and quality tiling, with a wall fitted rainfall shower over the bath.

The master bedroom occupies the entire second floor, creating a fantastic private suite.

Vaulted ceilings and Velux windows enhance the space, with plenty of fitted storage and a large ensuite finished with attractive tiling, quality sanitaryware and a double shower.

Throughout the home, its eco credentials and smart technology work quietly in the background.

Air source underfloor heating provides the heating; photovoltaic solar panels contribute towards the home's energy requirements and argon filled triple glazed windows provide excellent insulation.

The mvhr mechanical ventilation heat recovery system provides controlled ventilation while recovering heat that would otherwise be lost, while the Loxone smart home system allows features including heating and lighting to be controlled through an app.

Together, these features create a highly efficient modern home with a super high rated EPC and technology designed to make everyday living both comfortable and convenient.

Outside is another area where Number 40 benefits from its end terrace position.

The wider plot provides useful side access and potential for additional parking, subject to any necessary permissions or consents.

There is already a block paved allocated parking space directly in front of the property together with an electric car charging point.

At the rear is a south facing, low maintenance patio garden, providing an easy to manage outside space for sitting out, entertaining and enjoying the sun.

Hilgrove Mews is a private development with a resident’s association overseen by Penina Property Management, maintaining the communal external areas including the roads and bin store.

An annual estate charge of £252.08 is payable. Number 40 brings together an unusually complete collection of features.

Its original show home status, prime end terrace position, wider plot, side access, larger bedrooms, extra windows and upgraded internal features give it important advantages, while the exceptional eco credentials and smart home technology remain at the heart of its design.

Add three large double bedrooms, two ensuites, bright and spacious living accommodation, a south facing garden, fantastic location, immaculate condition and no onward chain and, in our view, this is the best of the best for this particular design at Hilgrove Mews.
