A distinguished Grade II listed home offering exceptional versatility, with a layout designed to adapt effortlessly between everyday living and larger-scale hosting.

A unique raised entertaining area forms a striking focal point, with reception spaces that can be opened through to create one expansive setting, extending directly towards the gardens.

Description Set overlooking the village green, this exceptional Grade II listed residence offers a refined balance of architectural heritage and considered modern living, designed with entertaining at its heart.

Internally, the house is rich in original features, with exposed beams, generous proportions and a sequence of elegant reception spaces that work equally well for day-to-day living and hosting.

Of particular note is the impressive principal living area, offering both scale and versatility.

A distinctive raised entertaining platform links seamlessly to an adjoining sitting room via bi-fold doors, allowing the spaces to combine into one striking and highly adaptable setting.

From here, the main living area continues directly out to the gardens. The kitchen is well proportioned and thoughtfully arranged, designed with both functionality and flow in mind.

It opens directly onto the gardens, creating a natural continuation of the living space and reinforcing the home’s strong indoor–outdoor connection.

The accommodation within the main house comprises four well-balanced bedrooms, each enjoying pleasant outlooks and a sense of space. The gardens are a defining feature of the property.

Extending beautifully from the house, they have been meticulously curated leading to a charming ornamental pond at the far end with waterfalls, to create a series of tranquil, landscaped spaces.

In addition, a self-contained three-bedroom barn conversion provides excellent flexibility, ideal for multi-generational living, guest accommodation, or potential income.

Extensive garaging, workshop space and additional outbuildings further enhance the practicality of the home, ensuring it functions as well as it presents.

Seller's Story We had been looking to live in Braunston for some time because it is such a fabulous village. The people are friendly and supportive and there is always something going on.

We had seen Jettyfields and adored it for its mellow stone and charming character and couldn’t believe our good fortune when it came up for sale.

For the first two years we had a lot of work done in order to bring it up to the standard we required and have continued to maintain it to a high standard ever since.

Our favourite room is the Kitchen which is the heart of the house and we spend a lot of time there. The house is very different between summer and winter.

Summertime involves living in the lovely garden, having barbecues and outdoor parties.

Wintertime involves curling up in front of the fire in the Snug or lighting the fire in the Dining Room for a formal meal over Christmas.

With four garages, the house is very well-endowed for parking in a village where this can be problematic. The Barn has been a fantastic facility for family and friends to visit.

It is completely self-contained and would be ideal for an extended family or even Airbnb.

The most recent memorable event was a Tropical Party with 200 guests from the village and elsewhere and special guests of some Fijian dancers.

The locals still talk about when ‘Fiji came to Braunston’. It is a great place for entertaining and we have enjoyed many great social events.

We retired two years ago and are moving to the coast but we will miss Jettyfields and Braunston which have given us so much pleasure over the last 15 years.

We think of ourselves as ‘caretakers’ of this beautiful home and now wish to pass it on to the next lucky family.

Location Braunston is a well-regarded and characterful village on the Northamptonshire–Warwickshire border, known for its conservation setting, marina, and strong community feel.

Day-to-day amenities are available within the village itself, including a local shop and post office, traditional public houses, a primary school, and a village hall which acts as a hub for community events.

The village also benefits from a well-used network of local groups and activities, reinforcing its established and active community structure.

The property is particularly well placed for access to the wider regional and national road network, with the A45 providing direct links towards Northampton and the M1 (Junction 16 approximately 20 minutes away), while the A5 is also easily accessible, offering a strong north–south route towards Milton Keynes and the Midlands.

The nearby market town of Daventry is just 10–15 minutes by car, providing day-to-day amenities, including supermarkets, independent retailers, cafés, healthcare facilities, and leisure amenities, along with regular markets.

Rugby is also within a 10 minute drive, offering a wider selection of shopping including national retailers, supermarkets, and high-street services.
