Viaduct Terrace, Horton Road, South Darenth, Kent, DA4 9AZ

This deceptively spacious and beautifully presented two bedroom period cottage has been thoughtfully extended to create a stylish contemporary home, complemented by an impressive rear garden extending to approximately 140’ and enjoying a particularly attractive setting backing directly onto the River Darent.

From the entrance porch the accommodation opens into a well-appointed fitted kitchen/breakfast room to the front, featuring a comprehensive range of modern units and a generous breakfast island providing an ideal space for informal dining.

Beyond is the real centrepiece of the home, a spectacular approximately 27’ sitting/dining/family room.

This impressive open-plan living space has been designed with entertaining and modern family life in mind, with a vaulted ceiling, rooflights allowing an abundance of natural light and bi-fold doors opening directly onto the rear terrace and garden.

To the first floor are two bedrooms together with a stylish modern bathroom, fitted with both a freestanding bath and separate shower enclosure.

Further benefits include quality double glazed windows and gas fired central heating.

Externally, the long rear garden is a particular feature of the property, extending to approximately 140’ and incorporating paved and decked seating areas ideal for outside dining and entertaining.

The garden continues down towards its picturesque boundary with the River Darent with another seating area, creating a delightful setting rarely found with a cottage of this type.

Combining period character with an impressive contemporary extension and an exceptional riverside garden, this is a home that is considerably larger than its frontage might suggest and an early internal viewing is highly recommended.

Viaduct Terrace is conveniently positioned within the popular village of Horton Kirby, close to local amenities and the surrounding countryside, whilst Farningham Road mainline station is readily accessible for services towards London.

The nearby villages of Farningham and Eynsford provide a further selection of shops, pubs, restaurants and everyday amenities.

The area is also well served by a selection of highly regarded primary and secondary schools, together with access to the renowned Kent grammar school system, including grammar schools in nearby Dartford and Wilmington.

Excellent road connections are available via the A2, M20, M25 and wider motorway network.
