Hambalt Road, Abbeville Village, SW4 9EL

GUIDE PRICE £1.25 - £1.5M Call using reference JB0670 Why buy this house? Because it offers the opportunity to make the most wonderful family home in a prime location.

A house held for over 30 years, untouched in all the ways that matter — no poor decisions to undo, no layers of compromise. Just volume, light and structure on arguably Abbeville Village’s best road.

It needs work, and that’s where the opportunity sits, to create something that feels entirely your own, in a location where the end result will more than justify the investment.

The house At the front, a double reception with huge ceiling height and original detailing still intact beneath the wear.

It’s easy to see how this could be restored into a pair of elegant living spaces, or opened up more fluidly depending on how you want to live.

To the rear, the kitchen leads out to the garden — functional as it stands, but clearly the place where most people would focus their attention.

Neighbouring houses have set a precedent with side return and even rear extensions, creating wide, open kitchen/living rooms that transform how the ground floor is used.

There’s space here to do the same, subject to the necessary permissions. Upstairs, four genuine double bedrooms are arranged across the first and second floors, alongside two bathrooms.

Scope in the loft create 5th bedroom with an ensuite,as many nearby have done. The area Abbeville Village is well-known as one of SW London’s premier neighbourhoods.

Abbeville Road itself is 30 seconds walk away, lined with independent cafés, restaurants and local shops that people use every day rather than occasionally.

Clapham Common is close enough to become part of the routine, whether that’s a morning run or a weekend reset. It’s the kind of neighbourhood people move into and stay in.

Transport Clapham South and Clapham Common Underground stations (Northern line) are both within easy reach, making access into the City and West End straightforward and reliable.

Schools One of the reasons this pocket remains so consistently in demand.

There’s a strong selection of well-regarded state and independent schools nearby, which underpins the long-term appeal of the area and draws families who tend to put down roots rather than pass through.

Opportunities like this tend to be recognised quickly — and acted on just as fast. If you can see what this house could become, call us to arrange a viewing.
