Stunning Passivhaus Certified Detached Home Set With An Award Winning Exclusive Development Stunning Passivhaus certified detached home set with an award winning exclusive development that enjoys wonderful open views over Chatelherault Country Park.

Avongreen Abodes is a development of three unique, Passivhaus detached properties, bordering and having impressive views towards Chatelherault Country Park, near Hamilton, designed to blend into the local, rural environment using handpicked, high quality building materials and finished with slate, zinc and Siberian larch cladding.

As can be seen from the floor plan, video and virtual tour, this gold standard house offers expansive, open plan and flexible living accommodation and includes three bedrooms, an office that could be partitioned off and utilised as a fourth bedroom, two main bathrooms and two en-suites.

The sun shines over the building from dusk ‘til dawn and the peaceful outlook from the terrace is sensational and will be forever diverse with the changing of seasons.

In summary, the ground floor accommodation extends to welcoming reception hallway, a 40ft open plan lounge, dining and kitchen, utility room, downstairs bathroom and a double sized bedroom.

A sliding wall can be added to close off the lounge area.

The upper floor consists of a master bedroom with a balcony, dressing area and ensuite, further bedroom also with an ensuite, an office currently open plan to the upper hallway that could be configured for a 4th bedroom and finally a family bathroom.

Uniquely to this plot is a projecting bay window and large car port with an impressive driveway. There is a large rear garden with patio and lawn areas that can be further developed.

This property must be seen to be appreciated and will appeal to the discerning buyer looking for a property with a commitment to sustainability and low energy consumption.

Introduction: Avongreen Abodes have utilised the latest energy saving measures set out by the Passivhaus Institut of Germany, including a highly efficient mechanical ventilation heat recovery system that makes them as close to ‘self-heating’ as is possible.

The detached houses have been built around a central roundabout with south-facing gardens to maximise natural solar gains and benefit from views to the landscape and trees beyond.

Every detail has been considered with the windows being carefully positioned to ensure privacy while also offering views across the rural landscape.

The properties have been designed with a flexible layout including a central, sliding wall which can be moved to create a more intimate snug-style space when required, separate from the remainder of the large, open-plan family space, kitchen and dining areas.

Double height spaces over the main sitting area and living area, maximise the connection between both storeys, and large areas of south facing glazing connect the outside area to the impressive living space.

The interiors include kitchens and bathrooms fitted to the highest specifications, combined with an enhanced acoustic flooring system and bespoke floor finishes throughout.

Carefully positioned and bespoke designed ‘brise soleil’ protect the interior spaces from overheating when the sun is at its highest; this strategy is supplemented by the high levels of insulation and airtightness demanded by high quality residential buildings that meet the Passivhaus standards.

The buildings are clad in a limited palette of materials that reflect the local context, with an up to date twist: A slate tile roof and wall cladding to the upper floor are complemented by some areas of timber cladding on the ground floor.
