We've tightened what earns a Pursue. A home now needs a published valuation, a strategy that still makes money after real running costs and lender stress tests, and no listing problems that would stop a mortgage. You'll see fewer Pursues, and each one has been checked harder.

About
The Manse at 22 Ford is a distinguished period home of considerable presence, offering an elegant balance of architectural heritage and thoughtful family living.
Positioned within this much-admired riverside town, where winding streets lead to the water’s edge and daily life is shaped by the rhythm of the River Dart, this is a house of enduring character and quiet substance.
From the moment of arrival, there is an immediate sense of proportion and permanence.
The handsome façade gives way to interiors that speak to the craftsmanship of another era, where generous ceiling heights create volume and light, and original fireplaces lend depth and warmth to each room.
Throughout, the home retains the grace and symmetry so often sought yet rarely found, with period detailing carefully preserved to honour its history while allowing for the ease of contemporary living.
At the heart of the ground floor are two beautifully interlinked Reception Rooms, arranged to create a natural flow for both everyday living and entertaining.
The Sitting Room is an inviting and atmospheric space, centred around a wood-burning stove set within a feature fireplace, creating a wonderfully cosy setting for quieter evenings as the seasons shift.
Rich in character and comfort, it is a room designed as much for relaxed family life as for intimate gatherings.
Beyond, the Drawing Room offers further refinement, its own feature fireplace reinforcing the home’s period credentials.
Together, these elegant front-facing rooms are connected by French doors that open directly onto the verandah, extending the living space outward and creating a graceful connection between house and setting.
In warmer months, the Verandah provides an idyllic vantage point from which to enjoy the changing light and gentle coastal air, equally suited to a quiet morning coffee or an evening glass of wine.
To the rear of the house, the Kitchen offers generous proportions and an uplifting sense of light.
A large window draws in natural daylight, creating a bright and welcoming atmosphere that makes this a practical and enjoyable space for daily life.
Adjoining the Kitchen, the Dining Room is equally impressive in scale, its feature fireplace adding both character and warmth.
This is a room made for gathering, whether for informal family suppers or more considered occasions, with its period detailing lending an understated sense of occasion.
The practical considerations of modern family life have been equally well considered.
A separate utility room and ground-floor WC beyond the Kitchen introduces welcome functionality without compromising the elegance of the principal spaces.
The accommodation unfolds with an assured sense of balance.
Three substantial Double Bedrooms offer restful and beautifully proportioned retreats, each benefitting from the scale and refinement synonymous with homes of this period.
Complementing these is a spacious family Bathroom, thoughtfully appointed with both a bath and a generous separate shower, offering comfort and practicality in equal measure.
Above, Two versatile Loft Rooms provides a flexible additional space, perfectly suited as a private study, creative studio or occasional guest accommodation.
Whether working from home or seeking a peaceful place for reflection, this upper level offers welcome adaptability.
To the rear, the house opens onto a beautifully maintained lawned Garden, an unexpectedly tranquil setting that feels both private and sheltered.
Here, the atmosphere shifts from the gentle energy of the town to one of calm seclusion.
It is an inviting space for long summer lunches, evening dining beneath an open sky, or simply a quiet moment amid carefully kept greenery.
A nearby Garage provides valuable storage and the convenience of off-road parking, an increasingly prized asset within Dartmouth.
Dartmouth itself remains one of the South Hams’ most captivating destinations, celebrated for its rich maritime heritage, independent shops and acclaimed restaurants.
The waterfront is moments away, offering everything from leisurely walks along the embankment to sailing on the estuary.
Excellent schools, boutique cafés and year-round cultural events ensure a lifestyle that is both vibrant and deeply rooted in community.
