South Street, Winterton, North Lincolnshire, DN15 9RP

Set in the historic heart of Winterton, Waterbeck House offers a rare opportunity for multi generational living or income potential, offering three characterful homes centred on a historic Grade II listed property dating from 1659, all within a private and beautifully arranged setting.

Entering via the side lobby, where a cloakroom sits neatly to one side.

Three steps rise into the magnificent triple aspect garden room, a sympathetic modern addition designed to sit effortlessly alongside the original cottage.

Gothic style windows, matching French doors and carefully selected stone features echo the historic character of the home, while flooding the room with natural light and offering delightful views of the gardens.

From the lobby, a door leads into the kitchen, fitted with cream Shaker style cabinetry, granite work surfaces and a blend of modern appliances that work harmoniously alongside the heritage Rayburn range.

Original ceiling hatches, once used for accessing the first floor, provide a charming reminder of the cottage’s long history.

The kitchen connects to both the dining room and the beautifully appointed home office/snug.

The snug is an elegantly crafted space, with bespoke oak bookcases, panelling and a coordinating fire surround.

Rising above is the a gothic window, which continues through the ceiling and becomes a standout feature within the principal en suite.

The dining room exudes warmth and character, with its beamed ceiling, reclaimed rosewood parquet flooring and impressive limestone fireplace housing a living flame gas stove, burner.

From here, a small entrance hall with front door and staircase leads to the first floor and provides access to the sitting room — a welcoming space with dual aspect and a further striking fireplace.

Upstairs, the landing leads to three generous double bedrooms. The principal bedroom enjoys dual aspects, an original fireplace and a wonderfully spacious en suite bathroom.

Designed in a traditional style, the en suite includes a freestanding roll top bath, a large shower cubicle and the gothic window rising from the snug below.

The remaining two bedrooms are well proportioned and rich in character, served by the family bathroom — a calm and traditionally styled room featuring a freestanding roll top bath and heritage fittings.

The Granary The granary is a charming and beautifully finished one bedroom residence, offering excellent self contained accommodation ideal for guests, extended family or potential holiday letting.

From the front courtyard, entry is through a useful front porch, leading into the inviting sitting room, a bright and comfortable space with cottage style windows and the staircase rising to the mezzanine level above.

A modern fully fitted kitchen with cooking and laundry facilities also gives access to the rear garden.

The mezzanine bedroom is a generous double, thoughtfully arranged to create a restful private space.

It leads directly into a surprisingly spacious en suite bathroom, fitted to an excellent standard and featuring a double ended roll top bath, a separate shower, and traditional fittings that complement the building’s heritage and character.

Tastefully decorated and well proportioned, the granary provides a delightful balance of charm and practicality, making it a highly versatile addition to the property.

Waterbeck Cottage The two bedroom cottage is a charming, self contained residence with its own independent services, offering excellent versatility for extended family, guest accommodation or potential rental income.

The cottage is entered directly into a traditional boot room, fitted with practical storage and characterful detailing suited to day to day country living.

From here, it leads into what is currently used as a children’s playroom — a flexible and well proportioned space that could be effortlessly transformed into a fully functioning kitchen, should the new owners wish.

As you move further through the property, you enter the dining area, a well proportioned space ideal for family meals and entertaining.

Continuing on, the forward facing sitting room unfolds, offering a warm and inviting setting with a cottage style window that draws in natural light.

Completing the ground floor is a conveniently positioned WC. To the first floor, the cottage offers two comfortable bedrooms, each with a calm, restful atmosphere and pleasant outlooks.

They are served by a modern family bathroom, finished to a high standard and designed to complement the character of the building.

Step Outside The outdoor spaces are designed to offer privacy, practicality, and charm across this multiproperty setting.

The twobedroom cottage sits to one side of the main house with its own access, giving it a sense of independence.

A private driveway leads to the outside areas and continues to the garage attached to the granary, naturally separating the accommodation while keeping all three dwellings connected.

Behind the main house and granary are the shared, beautifully maintained gardens. A generous lawn provides space for relaxation and recreation, while a more formal section adds structure and interest.
