A fantastic opportunity to acquire a two-bedroom apartment on the historic former Twyfords pottery site in Cliffe Vale, offered for sale with vacant possession and via the BJB Auction.

Steeped in local industrial heritage, the development retains two of the original pottery kilns standing proudly alongside the canal, creating a distinctive setting with a real sense of history.

The apartment offers well-presented and practical accommodation, making it an appealing option for a range of buyers.

The accommodation comprises an entrance hallway with useful storage, a spacious open-plan lounge/kitchen/diner, two double bedrooms and a bathroom.

Externally, the property benefits from allocated parking, while the nearby canal provides lovely waterside walks, with routes heading towards Cheshire in one direction and Newcastle-under-Lyme in the other.

For commuters, the location is particularly well placed, with excellent road connections via the A500, A50 and M6.

Stoke-on-Trent railway station is also within easy reach, providing convenient rail links to neighbouring cities and destinations further afield, including Manchester, Liverpool and beyond.

Whether you're stepping onto the property ladder, looking for your next move or seeking an investment opportunity, this apartment offers versatile accommodation in a unique and well-connected location.

For investors, the property could provide a potential rental yield of approximately 14%, subject to achieving the anticipated rental income of £750pcm and purchase price.

The combination of two double bedrooms, allocated parking, excellent commuter links and its proximity to the canal makes this an attractive proposition for the rental market.

Further details are available in the catalogue Addendum Check the latest addendum at buttersjohnbee.com for any alterations or changes to the catalogue Guide Price An indication of the seller’s current minimum acceptable price at auction.

The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase.

It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing.

As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued.

This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall.

A guide price is different to a reserve price (see separate definition).

Both the guide price and the reserve price can be subject to change up to and including the day of the auction Reserve The seller’s minimum acceptable price at auction and the figure below which the auctioneer cannot sell.

The reserve price is not disclosed and remains confidential between the seller and the auctioneer.

Both the guide price and the reserve price can be subject to change up to and including the day of the auction Proof of Identity To comply with Money Laundering Regulations, all bidders must provide identification when registering to bid at auction.

The successful purchaser will then be required to provide two forms of identification to complete the Landmark verification process.
