Bolventor, Launceston, Cornwall, PL15 7TS

Quarryfield is an individually designed detached bungalow, understood to have been constructed during the 1980’s, occupying a wonderfully tucked away position in the small moorland village of Bolventor, perhaps best known as the home of the world famous Jamaica Inn.

One of the defining features of the property is its setting. Approached through gates and along an impressive sweeping circular driveway, the bungalow sits comfortably within its surrounding gardens.

From many of the windows there are fabulous far reaching views towards the dramatic and rugged landscape of Bodmin Moor, creating a wonderful sense of space and connection with the surrounding countryside.

The accommodation is generously proportioned, light and airy, with a layout that provides considerable flexibility.

Whilst the property would benefit from a degree of modernisation, it offers an excellent opportunity for a purchaser to create a particularly impressive individual home in a distinctive setting.

The accommodation begins with a welcoming and spacious ‘L’ shaped reception hall, which provides access to the principal rooms.

The dual aspect lounge is an inviting reception space and features a character stone fireplace as its focal point, whilst large windows allow plenty of natural light and take advantage of the surrounding outlook.

The dual aspect kitchen/breakfast room is fitted with a range of units and provides space for a breakfast table.

A separate formal dining room comfortably accommodates a good sized dining table and offers further flexibility, with the potential to be utilised as a fourth bedroom, study or additional reception room if required.

There are three double bedrooms, all of which benefit from extensive built in furniture including wardrobes, cupboards and bedside units.

The accommodation is complemented by a family bathroom and WC, incorporating a generous shower tray, together with a separate WC.

A UPVC double glazed conservatory has been added to provide further living space and enjoys an attractive outlook over the rear garden, making it an ideal place to sit and enjoy the surroundings throughout much of the year.

The property benefits from oil fired central heating and UPVC double glazed external windows. Positioned beneath the bungalow is a substantial double garage with two motorised doors.

The garage benefits from power, lighting and water, together with an additional storage area and useful eaves storage, providing excellent space for vehicles, hobbies and general storage.

The gardens are a particular feature of Quarryfield and surround the bungalow, helping to create an excellent degree of privacy.

Predominantly laid to lawn, they are complemented by established borders containing a variety of shrubs and bushes, together with patio areas providing ideal spaces for outside dining, entertaining and relaxation.

Extending in total to almost 0.5 of an acre, the grounds provide plenty of usable outside space and should particularly appeal to purchasers with pets or those simply looking for a generous garden within a manageable setting.

The gated approach opens onto the impressive circular driveway, which provides extensive parking and enhances the sense of arrival at the property.

Bolventor village is positioned in the heart of Bodmin Moor betwixt the Cornish towns of Launceston and Bodmin, both of which have a wide variety of shopping, commercial, educational and recreational facilities.

Made famous by the Daphne Du Maurier Jamaica Inn (which is just a stone's throw away from the property), the village is one of the highest in the county yet is easily accessible via the A30 dual carriageway.

A haven for dog walkers, hikers and fisherman there are various country pursuits available direct from the front door of the property which is envious to many.

From Launceston Town Centre proceed towards Bodmin on the A30 dual carriageway. Continue for approximately 12 miles passing the Esso Garage at Plusha and the Altarnun/Trewint and Five Lanes turning.

Continue until you enter Bodmin Moor and take the left hand turning signposted towards Bolventor, St. Neot and Jamaica Inn Museum.

Head into the village of Bolventor and take the left hand turning for St.

Neot and Dozmany Pool directly opposite the Jamaica Inn Public House where the gates accessing Quarryfield will be found on the left hand side.
