Church Road, London, W7 3BJ

An extraordinary opportunity to create a true legacy home in the heart of Golden Manor, one of Hanwell's most coveted residential enclaves, celebrated for its substantial period houses, leafy streets and enduring architectural character.

Set within impressive grounds of approximately 878 sq m (0.217 acres), this imposing detached period residence is offered with the benefit of planning permission to create an exceptional family home extending to approximately 7,104 sq ft (660 sq m).

Occupying a prominent position on the brow of Church Road, the property enjoys a wonderful outlook towards the green open spaces opposite and Brent Valley Golf Course beyond.

Its elevated position and attractive surroundings create a rare sense of openness and tranquillity, offering a peaceful retreat within the heart of West London.

Golden Manor has long been regarded as one of Hanwell's most desirable residential neighbourhoods.

Rich in history, with its leafy avenues and established streetscape, it has retained something increasingly difficult to find in London: The feeling of a village within a city.

There is a genuine sense of belonging here, where neighbours know one another and families put down roots.

This enduring community spirit lends Golden Manor a warmth and sense of identity that sets it apart.

The much-loved Bunny Park, officially known as Brent Lodge Park, is close by, providing a wonderful setting for family walks, children's adventures and time outdoors.

Brent Valley Golf Course and the surrounding parkland offer further opportunities for recreation, with an abundance of open space to explore and enjoy.

For families, the location offers access to an excellent choice of educational establishments.

Nearby Ealing is home to a number of highly regarded independent schools, including Notting Hill & Ealing High School, St Benedict's School and Durston House, alongside a broad selection of preparatory, nursery and state schools throughout Hanwell and Ealing.

The arrival of the Elizabeth line has further strengthened Hanwell's appeal, providing direct connections to Paddington, Bond Street, the City, Canary Wharf and Heathrow.

This combination of village-like charm, excellent schooling and outstanding connectivity makes the neighbourhood as practical for modern family life as it is desirable.

The property and development opportunity Standing proudly within its substantial grounds, this imposing detached period residence is distinguished by its attractive brick façade, decorative detailing, distinctive rooflines and elegant proportions.

The house possesses an architectural presence befitting its prestigious surroundings, while its generous setting affords a sense of space and privacy increasingly difficult to find in this part of West London.

The property is offered in its existing condition, with the benefit of an ambitious planning permission providing the opportunity to transform this handsome period house into a remarkable private residence.

The approved scheme has been thoughtfully conceived to celebrate the original architecture while introducing the scale, sophistication and amenities expected of a substantial contemporary home.

Arranged over four levels, the proposed accommodation extends to approximately 7,104 sq ft (660 sq m), creating a residence of extraordinary proportions while preserving the character and architectural integrity of the original building.

The proposed ground floor is designed around the demands of modern family life, with an impressive entrance hall and feature staircase establishing an immediate sense of arrival.

At the heart of the home, an expansive kitchen, dining and family room opens through extensive glazing towards the landscaped rear garden and outdoor entertaining areas, creating a seamless connection between inside and out.

A separate formal reception and music room, playroom, pantry, utility room and guest cloakroom provide an elegant balance of entertaining space and everyday practicality.

The first floor is proposed to accommodate five generously proportioned bedroom suites, each with its own bathroom facilities, together with a reading area overlooking the feature staircase.

The arrangement offers an exceptional degree of comfort, privacy and flexibility for family members and guests alike.

Occupying the entire uppermost floor, the proposed principal suite has been conceived as a private sanctuary, beautifully removed from the main family accommodation.

An impressive bedroom and lounge are complemented by a substantial dressing room, luxurious bathroom and private terrace.

A separate home office or retreat opens onto a further, larger roof terrace, providing a wonderful setting from which to work, unwind and enjoy the outlook across the surrounding neighbourhood.

Perhaps the most remarkable element of the proposed transformation lies beneath the principal living accommodation.

The lower ground floor has been designed as an extraordinary leisure and entertainment level, incorporating an approximately eight-metre swimming pool, spa with sauna and steam room, gymnasium, cinema room, entertainment lounge and bar, wine cellar and additional guest accommodation.

Together, these spaces would create a remarkable private retreat, offering a level of leisure and wellbeing facilities rarely found within a traditional London family home.

It is a vision that combines the grandeur of a distinguished period residence with the amenities and comforts of contemporary luxury living.

The grounds The scale and setting of the grounds are among the property's most compelling attributes.

Extending to approximately 878 sq m (0.217 acres), the plot benefits from mature trees, established boundaries and a substantial garden, creating an attractive and private environment around the house.

The proposed landscaping has been carefully considered to complement the architecture and enhance the relationship between the house and its surroundings.

Outdoor dining and entertaining terraces, generous lawns and a garden room are designed to create a natural extension of the principal living spaces, providing beautiful areas for both relaxation and social occasions.

The approved proposals also incorporate parking for multiple vehicles, ensuring that the practical requirements of a residence of this scale are as thoughtfully addressed as its architectural and lifestyle ambitions.

Importantly, the architectural approach has been developed with respect for the property's position within the Hanwell Village Green Conservation Area.

The proposed extensions seek to complement the original building, preserving its distinctive period character while introducing substantial additional accommodation and contemporary living spaces.

A home for generations Opportunities of this nature are exceptionally rare.

The chance to acquire a substantial detached period residence, occupying such an impressive plot, with an open outlook towards beautiful green spaces and planning permission to create a home of this scale, represents something genuinely special.

Beyond the remarkable accommodation that could be created lies the opportunity to establish a lasting family home in one of Hanwell's most cherished residential settings.

A place that can evolve with the lives of its owners, welcome generations of family and friends, and become part of the continuing story of this distinguished neighbourhood.

A true legacy home, in a setting worthy of it. The property is offered in its existing condition with the benefit of planning permission.
