Butterley Park Farm, Ripley, Derbyshire, DE5 3QW

Substantial Derbyshire livestock and arable farming enterprise Description Butterley Park Farm extends to about 1,169 acres (473.06 hectares) and forms a substantial mixed agricultural holding made up of productive arable land, pasture, woodland and a well equipped livestock yard.

At its heart is the central farmyard, an efficient and well invested livestock enterprise with a mixture of modern open sided buildings, roundhouse, traditional cattle housing and a 1,500 tonne grain store supporting the arable enterprise.

The main farmland around the yard extends to 616.67 acres and provides a balanced spread of arable and grassland. Arranged across three blocks the farmland is well suited to both grazing and cropping.

To the north west lies a further block of land extending to 279.97 acres (113.21 hectares), split between a main run of arable ground with good internal access and a smaller area of pasture close to Pentrich.

This land offers scale, flexibility and field sizes that work efficiently for modern machinery.

To the south of the holding is a further block of about 272.54 acres (110.29 hectares), arranged in two parcels divided by the Erewash Valley railway line.

The main section is a predominantly livestock block running down to the River Erewash and the Nottingham Canal, with significant woodland and natural features giving it strong environmental and future biodiversity potential, while the second smaller parcel provides additional grazing land.

Taken together, the three blocks form a versatile farm with a wide range of agricultural, operational and environmental attributes.

Butterley Park Farm offers a rare combination of scale and productivity, underpinned by a well-designed farmstead and a land base suited to a commercially run mixed farming system.

The main farmyard at Butterley Park Farm is a well organised and highly functional livestock unit, combining traditional buildings with a range of modern structures, including four contemporary open sided sheds and a Roundhouse.

The unit has recently used for finishing cattle but could be used for alternative uses.

Part of the yard is an Approved Finishing Unit (AFU) allowing for cattle to be purchased from a wider pool of locations.

The yard provides accommodation for around 600 cattle, with extensive concrete, good drainage and straightforward access for handling, feeding and machinery.

A large hardstanding to the south offers capacity for approximately 4,000 wrapped bales, while the modern 1,500 tonne grain store supports the farm’s arable operations.

Together, these facilities form the core operational hub of Butterley Park Farm, enabling efficient livestock and arable management.

An attractive farmhouse situated immediately beside the main farmyard at Butterley Park Farm, currently used as the farm manager’s residence.

Its position provides convenient access to the yard and wider holding while still benefiting from private parking and a well-sized front garden that offers a degree of separation from the working areas of the farm.

Lot One forms the main farmland block at the centre of Butterley Park Farm and extends to about 616.67 acres (249.56 hectares).

The arable pasture and woodland across Lot One extends in total to 590.02 acres (238.77 hectares) including 107.29 acres (43.41 hectares) of arable land and 367.31 acres (148.65 hectares) of pasture, 118.44 acres (47.92 hectares) of woodland/scrub, plus miscellaneous land, and benefits from immediate connection to the yard.
