Hawkstone View Cottage, Wollerton, Shropshire, TF9 3NA

Period character meets modern living in this extended cottage with gardens, orchard and detached studio, set in a peaceful village location.

Description Hawkstone View Cottage is a beautifully extended and sympathetically renovated detached country home, dating from the late 18th century and originally serving as the gardener’s cottages to the neighbouring Old Hall.

Today, the property offers a perfect balance of period character and modern living, set within wonderfully mature gardens that create a lasting first impression.

Approached through a cast iron gate, the drive sweeps past the first parking area, alongside the lawn and continues to a timber-framed garage and a detached studio, ideal as a home office or creative space.

From here, a gravelled pathway meanders through the long front garden, leading to the picture-perfect front door with its charming timber canopy. Inside, the cottage unfolds with warmth and character.

The sitting room is an inviting space, retaining exposed beams and a substantial inglenook fireplace housing a log-burning stove.

Dual-aspect windows flood the room with light, while Karndean flooring and steps down to a study add interest and versatility.

The heart of the home is the open-plan dining kitchen, fitted with classic Shaker-style cabinetry, solid woodwork work surfaces and a Belfast sink.

A range-style cooker, dresser unit and pantry complete the practicalities, while rooflights and bi-folding doors that open onto the rear garden create a wonderfully bright and sociable space.

An inner hallway gives access to a cloakroom, with original terracotta tiling, and a well-designed utility/boot room with stable door to the garden.

Upstairs, the principal bedroom is a particularly generous retreat, with a feature fireplace and dual-aspect windows.

It is complemented by a dressing room and an elegant en suite bathroom with roll-top bath, walk-in shower and twin basins.

Two further bedrooms retain their period charm and share a stylish Jack and Jill shower room with underfloor heating. Outside The gardens are a delight.

To the front, sweeping lawns are interspersed with a young orchard of apple, pear, cherry and plum trees, alongside gooseberry, raspberry and blackcurrant bushes.

Productive damson and crab apple trees grow adjacent to the front gate.

A mature cooking apple tree, raised kitchen garden beds, a herb garden and generous entertaining terrace add both beauty and practicality.

To the rear, raised beds and additional patio space flow seamlessly from the kitchen’s bi-folding doors, providing the perfect setting for outdoor dining and long summer evenings.

The detached garage benefits from light, power and an electric roller door, with provision for electric car charging.

The garden studio, filled with natural light, offers flexibility for work or leisure.

This is a home where every detail has been thoughtfully considered, from the air source heat pump with underfloor heating to the quality finishes throughout.
